You will be on site mgr. for a two story16 unit buliding (14 studios, two 1 bedroms). You will reside in one of the 2nd floor one bedroom units that has recently beeen remodeled. Your responsibilties include:
(1) General: No smoking/no drugs bldg. Issue warnings & inform me of violators. Maintain quiet hrs 9pm-0800am every day. Notify me of problems.
(2) Outside: Cut grass, trim weeds/bushes around bldg/parking lot, pick up debris. Do all this on a weekly basis. Sidewalk snow removal/salting within 24hrs of snowfall.
(3) Inside: Vacuum halls/steps, clean entry glass, clean laundry room/strage area/furnace room, dryer & wash machine lint traps every week.Replace light bulbs/smoke alarm batteries as needed. Apartment turnover must be done within 48hrs of tenant leaving & includes cleaning stove/refrigerator/sinks/tub/toilet/shower tile/carpet/floors/wincdows.
(4) Misc: post notices, let contractors in, minor repairs, other duties as assigned by owner. No rent colletion.
