Maintenance Technician I or II - Full Time Position

Prime Urban Properties (PUP) is a growing property management company leading the industry in providing beautiful homes and workplaces to Residents and Tenants. The Maintenance Technician II (MT II) position is responsible for performing duties to maintain properties and building equipment to preserve their functionality, appearance, and value. The MT II maintains building operating systems, responds to tenant requests and work orders, contracts with vendors, coordinates projects, and adheres to predetermined internal maintenance schedules under supervision by the Maintenance and Field Managers. Prime Urban Properties’ goal is to exceed the industry’s apartment and office building maintenance standards, set the bar for the market, and provide competitive wages and benefits to employees.

The Maintenance Technician II has increased responsibility and duties and provides guidance to the MT I.

Responsibilities:

-Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards

-Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.)

-Maintain heating and plumbing systems to ensure functionality

-Inspect alarm systems (fire, protection) and schedule repairs when needed

-Perform manual repairs when necessary (fix locks, replace windows etc.)

-Perform apartment turnovers and provide great customer service to tenants

-Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned (painting, carpentry etc.)

-Inspect properties for issues and plan, schedule, and implement repairs needed

Skills:

-Proven experience as real estate/property maintenance technician - this is a must

-Basic understanding of electrical, hydraulic and other systems

-Knowledge of general maintenance processes and order of operations

-Working knowledge of tools, common appliances and devices

-Manual dexterity and problem-solving skills

-Good physical condition and strength with an ability to lift a minimum of 40 pounds

-Ability to work overtime

-High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field will be a plus

-Job description available upon request. Some weekends are required (when turnovers occur), bonus pay for on-call, must have a valid driver’s license and vehicle. All properties are in the Madison area; must live within a 30 minute drive from downtown Madison.
