Construction Superintendents and Project Managers

We are a growing Port Orchard based general contractor that is in need of a site superintendent and a project manager for our projects located in and around Kitsap County. These are two separate rolls that we are hiring for. Please make sure that you specify in your response which role that you would like to apply for. Our work mostly consists of commercial construction with an emphasis on medical and dental tenant improvement and ground up. Our company was established in 1991 and has experienced steady growth every year that we have been in business. In our search to find the ideal candidates to fill these roles, our primary focus is on personality, integrity, and attituded over qualifications. While we can teach anyone how to build a building that has the aptitude and desire, we can't teach reliability, honesty, professionalism, dedication, or a growth mindset. Responsibilities of both roles are listed below.

Project Superintendent

The project superintendent is responsible for maintaining the safety, progress, and documentation of the physical jobsite and all activities that occur to complete our contracted scope. They are the first ones that arrive and often the last ones that leave the jobsite. They start their day opening up the site, assessing the site for potential hazards, and remedying those hazards prior to crews commencing work. The site superintendent helps to answer subcontractor questions, work through project discrepancies, as well as document and communicate these actions to the Project Manager. The site superintendent works with the foreman and carpenter crews with material take offs, layout and scheduling of daily activities. Candidates being considered for this role must have a high attention to detail. They must be willing to confront subcontractors and carpenters to ensure that safety programs are upheld and project schedules are maintained. They must ensure that the site retains an acceptable level of cleanliness and order. The superintendent requires the capacity to think ahead in project planning to ensure an efficient work flow and timely ordering and staging of materials. The ideal candidate will be calm, confidant, likable, professional and orderly. They will have strong organizational skills and generally enjoy human interactions. At a minimum they should have the ability to use basic tools, lift 50lbs, and have basic computer skills including working with the Microsoft suite.

Project Manager

The project manager’s work begins at the time that the client expresses interest in completing a project. The project manager works with potential clients to define scope, onboard design and engineering, if necessary, meets with sub-contractors and eventually provides an estimate and/or a contract for project costs to the client. Once the project has been contracted, the project manager develops a project schedule, processes material submittals, schedules sub-contractor work, issues subcontracts, and works with the site superintendent to create and implement safety plans and procedures. During the duration of the project the project manager provides schedule updates, processes change orders, runs weekly Owner/Architect/Contractor meetings, and ensures a high level of craftsmanship is maintained throughout all phases of construction. The project manager works closely with the superintendent and architectural team to address conflicts and request additional information as needed. As projects are completed the project manager is responsible for receiving and organizing close out documents, scheduling commissioning and trainings, ensures that all permits are completed and closed out, and that all punch list items are satisfactorily completed.
