PAY: Full Time/Hourly Rate.

SUMMARY

The Maintenance Technician is primarily responsible for protecting, maintaining, and enhancing the value of our commercial and residential communities, making sure that all maintenance issues are resolved expertly and efficiently.

GENRAL RESPONSIBILITIES (Including but not limited to)

Ensure that all the properties maintain an exceptional curb appeal by keeping the grounds and buildings clean and very well maintained.

Assist with basic repairs and other general maintenance duties.

Consistently and genuinely demonstrate exemplary principles of customer serviced teamwork.

Maintain a safe, tidy all common areas.

Replace ceiling titles.

Ensure that the property is free of trash, debris, dumpsters enclosure daily clean up and animal waste.

Ensure that the grass and landscaping are well maintained for all our commercial properties.

MULTI-FAMILY PROPERTIES (Including but not limited to)

Communicate with property manager any problems with maintenance or curb appeal that requires further attention.

Respond appropriately to emergencies, according to policies and procedures.

Ensure understanding and compliance with all policies and procedures.

Contribute to resident satisfaction by ensuring that customer's expectations are met or exceeded.

Be "present" on the property, inspecting and ensuring that all is clean and well-kept

Ensure the best possible appearance of each apartment prior to new resident move-in.

Oversee apartment turnovers.

Complete work orders, including electrical, plumbing, carpentry, janitorial, and other building maintenance (for residents and in common areas)

Assist in preparing and monitoring maintenance budget, expenses, and supplies inventory

Inspect apartments at move-out; track and assist in getting them ready for the next residents within company guidelines

Requires personal, courteous contact with apartment residents

Must maintain high level of competency and efficiency with all staff, residents, vendors and professional associates

Follow up and successfully assist in resolving outstanding issues as with any Maintenance position, this position may require overtime, holiday and weekend work, and will include an "on-call" to ensure the any emergency is responded to on a timely basis.
