Job Title: Handyman
Location: Richmond/Short pump & Surrounding areas.
Start Date - ASAP or 06/15/2024
Job Type: 10 AM - 3 PM Monday - Friday + Saturday/Sunday ( 15per Hour if Required) . Gas is Paid by the Mile 40 Cents per Mile .
No Work Days No need to show up.
Annual 1099-MISC - 1500Per Month Paid Bi-weekly.
Responsibilities:
General Maintenance: Perform routine maintenance tasks, including plumbing, electrical, and carpentry work to ensure the upkeep and safety of rental properties.
Repairs: Identify and fix issues in properties, such as leaky faucets, broken windows, faulty wiring, and other necessary repairs.
Emergency Services: Respond promptly to emergency maintenance requests to resolve urgent issues quickly and efficiently.
Installations: Install new appliances, fixtures, and other hardware as required by the property manager or tenant.
Painting and Drywall: Perform painting and drywall repairs to maintain the aesthetic quality of rental units.
Landscaping: Assist with basic landscaping tasks, including mowing lawns, trimming bushes, and maintaining outdoor areas.
Cleaning: Handle light cleaning tasks such as clearing debris, cleaning common areas, and ensuring properties are ready for new tenants.
Documentation: Maintain detailed records of all maintenance and repair activities, including costs, time spent, and materials used.
Customer Service: Interact professionally with tenants, addressing their concerns and ensuring a high level of satisfaction with maintenance services.
Safety Compliance: Ensure all maintenance work complies with local building codes, safety regulations, and company policies.
Inventory Management: Keep track of maintenance supplies and tools, ordering replacements as necessary to ensure availability.
Qualifications:
Proven experience as a handyman or in a similar role.
Strong knowledge of various maintenance and repair techniques.
Proficiency with basic plumbing, electrical, and carpentry tasks.
Ability to operate common tools and equipment.
Excellent problem-solving skills and attention to detail.
Good physical condition and strength with a willingness to work in various weather conditions.
Strong communication skills and a customer service-oriented approach.
Valid driver’s license and reliable transportation.
High school diploma or equivalent; additional technical certifications are a plus.
