Position Overview
We are seeking a proactive, flexible and creative Property Manager and Handyman with strong customer service skills to join our team as a 1099 independent contractor. This role combines administrative, tenant relations, and light maintenance responsibilities to support our rental operations and property flips. The ideal candidate is a problem-solver, eager to learn new skills, willing to try innovative approaches, and comfortable using resources like YouTube to research and implement the best solutions for tasks.
Key Responsibilities
Property Management Duties
Tenant Relations: Act as a primary point of contact for tenants, addressing inquiries, coordinating maintenance requests, and ensuring tenant satisfaction.
Contract Writing: Draft, review, and manage lease agreements and other contracts using provided templates and guidelines.
Property Make-Ready: Assist in preparing units for new tenants, including cleaning, minor repairs, and coordinating with vendors for larger tasks.
Administrative Support: Maintain accurate records of tenant communications, maintenance logs, and property documentation using a smartphone and basic software tools.
Marketing and Communication: Utilize social media platforms (e.g., Facebook) and other apps to advertise available units, engage with prospective tenants, and promote Orange Property LLC’s brand with creative and engaging content.
Handyman Duties
Light Maintenance: Perform basic maintenance tasks such as painting, minor plumbing (e.g., fixing leaks), drywall patching, cleaning duties and light carpentry to ensure properties are in top condition.
Property Flips: Assist with light labor tasks on property renovations, including demolition, cleaning, and minor installations, applying creative solutions to enhance outcomes under the supervision of the Owner.
Problem-Solving: Proactively address maintenance and operational challenges by researching solutions (e.g., via YouTube tutorials) and implementing the most effective methods.
Inspections: Conduct routine property inspections to identify maintenance needs and ensure compliance with safety and quality standards, proposing innovative fixes where needed.
Qualifications and Requirements
Experience: Prior experience in property management, real estate, or maintenance/handyman work is preferred but not required. Training will be provided.
Skills:
o Strong problem-solving skills with a creative and resourceful approach to challenges.
o Willingness to learn new techniques and try innovative methods
o Ability to write clear and professional contracts.
o Proficiency with smartphones and apps (e.g., Facebook, email, property management software).
o Basic knowledge of light maintenance and repair tasks (e.g., painting, minor plumbing, carpentry).
o Strong customer service skills to effectively interact with tenants and stakeholders.
o Spanish is a plus
Technology:
o Must have reliable internet access and be comfortable using a smartphone (a company phone will be provided).
o Ownership of a laptop is preferred for administrative tasks.
Transportation: Must have a reliable vehicle for traveling to properties and transporting light tools/materials.
Physical Requirements: Ability to perform light labor, including lifting up to 50 lbs, climbing ladders, and working in various weather conditions.
Other:
o Valid driver’s license and clean driving record.
o Ability to work independently and as part of a small team.
o Flexibility to handle occasional after-hours or weekend tasks for tenant emergencies.
Compensation
This is a 1099 independent contractor position with an annual compensation range of $45,000 to $55,000, paid weekly (approximately $865.38 to $1,057.69 per week) based on completed tasks and projects.
Rates will be determined based on experience and scope of work.
