Luxury Multifamily Property Manager (NW San Antonio)

Multifamily management group is seeking an experienced Property Manager

for a 200 Units- Class-A property.

Requirements:

- 5 Year Minimum Previous Experience as a Multifamily Manager.

- Proficient in ONE SITE - REAL PAGE; Blue Moon; Red Book.

- Organized and Detail Oriented personality.

- Customer service personality.

- Work Schedule 8:30 a.m. to 5:30 p.m Monday to Friday (and 1st Saturday of Month)

- Be on call 24/7 for Emergency Cases (Flood-Fire or Similar Event)

- Reliable vehicle.

- Driver's license.

- No criminal records.

- Candidate should Pass a drug test and criminal background check.

- Bilingual is a plus (English and Spanish).

Tasks and responsabilities:

1. Answer phones and Show and lease apartments. Lease renewals.

2. Integrate each new lease file in accordance to management requirements.

3. Customer service to residents and incoming residents.

4. Direct and Supervise a team of 1 Assistant Manager-Leasing/2 maintenance employees.

5. Timely rent collections, post them on One Site and process bank deposits.

6. File evictions of delinquent tenants and attend eviction court hearings.

7. Process and deliver notices to apartments, including past due rent, notice to vacate, FAS, etc.

8. Schedule and conduct inspections for Move-in and move out and make readies.

9. Document damages to the apartment, take pictures and Process Final Account Statements, after final inspection of the move out.

10. Compliance- Maintain all income and expense documentation organized and filed accurately; maintain the property in good shape and prepare for HUD Inspire Inspection.

11. Cooperate and aid the external auditor by providing him all necessary documentation to complete the annual audit (lease agreements, copies of checks, invoices or any requested document). Other property management help tasks.

12. Maintain the property in good standing- High Occupancy- Low Delinquency- Controlled Expenses according to Budget.

13. Approve invoices from vendors, contractors, and service providers for payment and verifies work performed or products purchased.

14. Hire, coordinate and supervise 3rd party vendors. Ex. Carpet cleaning; Carpet/vinyl replacement; house keepers, etc.

Skills:

- Proficient in MS Office and management software REAL PAGE-One Site. BLUE MOON SOFTWARE; MS OFFICE- EXCEL; DROPBOX.

- Computer savy .

- Punctual to work in a timely basis.

- Organized and dependable.

- Available to work 1st Saturday of the month to submit bank deposits.
