About the Role

We are seeking an experienced and highly organized Residential Project Manager to lead renovation projects across our residential fix-and-flip portfolio. The ideal candidate will have hands-on construction experience, deep knowledge of trades, and strong leadership skills to manage in-house crews, timelines, and budgets from acquisition through resale.

Key Responsibilities

· Oversee full-cycle residential renovation projects (pre-construction through punch list)

· Coordinate in-house trade professionals and laborers for each job site

· Develop scopes of work, timelines, and rehab budgets for each project

· Source and order materials efficiently, aligning with design and cost goals

· Ensure all construction meets building codes, local ordinances, and quality standards

· Perform daily or weekly site walkthroughs, check progress, and address issues proactively

· Communicate progress clearly to ownership (via reports, photos, or updates)

· Manage and reduce project delays, change orders, and cost overruns

· Handle permitting and inspections where applicable

· Keep all job sites clean, safe, and on-schedule

Required Skills & Qualifications

· Minimum 8 years of residential construction or remodeling experience

· 5+ years in a project management or site supervision role

· Proven ability to manage multiple trades and teams simultaneously

· Strong knowledge of construction methods, materials, and scheduling

· Experience with fix-and-flip or investment property renovations (preferred)

· Excellent communication, problem-solving, and time management skills

· Ability to read construction plans, scopes, and blueprints

· Valid driver’s license and reliable transportation

· Proficiency in project management tools (e.g., FlipperForce, Microsoft, GoogleSheets)

· Familiarity with Texas rehab permit processes (Texas)

· Bilingual (English/Spanish) a plus
