We are looking for a skilled Maintenance Tech for a 36 unit apartment complex in Needville, TX. Please see below for requirements.

JOB SUMMARY

The MAINTENANCE TECHNICIAN is responsible for always maintaining the physical integrity of the

community. This involves insuring a clean and well-maintained living environment for residents, visitors

and staff. It is the Maintenance Technicians duty to anticipate, identify and correct all problems

involving the property and to implement procedures that will prevent such problems. Maintenance is

required to be on call 24 hours a day 7 days a week for emergencies. An effective program of

maintenance is essential to:

 Maintain a clean and well-maintained environment.

 Cultivate resident satisfaction.

 Protect the investment of the apartment property owner.

DUTIES AND RESPONSIBILTIES

Conduct all business in accordance with company policies and procedures, state and federal law, e.g.,

OSHA, ADA, Fair Housing, etc.

 Performs maintenance tasks

 Completes work orders within 24 hours when possible. Communicate with Manager any work

order that will not be completed within 24 hours.

 Must be aware of the condition of the physical property throughout the community and

immediately correct hazardous conditions; e.g., broken gates, broken steps, open holds,

broken/burned out exterior lights, broken windows, etc.

 Maintains accurate records regarding preventative maintenance, services request (received and

completed), expenditures, apartment make-ready status, work-in-progress., etc.

 Schedules and performs minor and routine maintenance on all appropriate equipment on a

regular basis. Inspect and maintains all tolls in excellent condition

 Indoctrinates and assist in development of all subordinate maintenance staff. Instills a “Safety

First? Attitude not only with maintenance technicians but with all staff members.

 Instruct staff on proper use and guidelines for wearing safety items like back belt, safety classes.

 Make a preventative schedule on for all AC coils to be clean, vacant and occupied at least once a

year.

 Make a preventative schedule for smoke alarm batteries once at year.

Diagnoses and performs daily minor and routine maintenance/repair involving the following:

Electrical and plumbing (including water lines)

A/C and heating systems

Appliances

Water irrigation systems

Stairs, gates, fences, patios, railings

Tile, carpet, flooring

Roofing, gutters, fasteners

Interior/exterior lighting

Ceiling fans

Shutters, doors, cabinets, windows

Doors locks, mailbox locks

Controlled access systems

Ceiling leaks

Walls

Dog Park Area

 Ensure that all make-ready repairs and services are completed correctly and on schedule and

walked.

 Report all major repairs and requisitions to Manager prior to any expenditure of funds

 Changes locks and make ready keys

 Remove and transfer heavy appliances and equipment from storage areas to apartments (or

vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc.,

to dumpster when necessary. Use a dolly and back support belt.

 Maintains adequate inventory of spare parts and maintenance materials to handle the most

common repairs and situations.

 Identifies all utility meter cut-offs, apartment and fixtures cut-offs, sewer cleanouts and

prepares maps indicating same.

 Performs work area clean-up and safety related duties

 Ensure that storage area remain locked when not in use

 Assist in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances

warrant. Must pick up grounds daily in the mornings.

 Performs and additional duties assigned by manager or property supervisor.

 To perform special projects needed on interior and exterior of property while still maintaining

day to day operations.
