Property Manager Position

Summary of Job Responsibilities:

As the Property Manager, you are responsible for the overall operational efficiency of the community and staff. The Property Manager ensures the asset exceeds occupancy and financial targets, prospect and resident satisfaction, team leadership and development, vendor relations, and overall aesthetic of the community. Positively represents the property by adhering to quality standards and a customer focused approach.

Establishes leadership of driving occupancy and renewals, revenue, resident satisfaction, and ensure that community maintains optimal performance.

Responsible for oversight in tracking and updating move-in and move-outs, ensuring that work is completed within time. Acts when needed to ensure that targets are met or exceeded.

Tour prospects around the community, giving special attention to features/amenities offered, available floorplans, information about the area, resident events, etc.

Be a resource for residents by displaying a welcoming and engaging attitude. Taking time to understand and resolve issues, etc.

Works with the City of Houston to ensure community remains compliant and inspection ready.

Ensure financial targets are achieved through controlled expenditures and assertive collection efforts.

Meet with potential vendors and maintain current vendor relationships.

Obtain proposals for repairs needed at the property

Available for emergency situations

Responsible for developing community budget, running financial reports, explaining delinquencies and/or variances, reforecasting, etc.

Works in partnership with maintenance to delegate and track work order completion; reporting and notating any delays.

Responsible for following company policy and procedures when ordering supplies, staying within budget, and obtaining necessary approvals for items outside of budget.

Responsible for matching invoices to purchase orders, approving and sending to accountant for payment. Tracks payables and updates vendors on any payment issues.

Is comfortable with assertive leadership and task delegation, training, and managing staff.

Responsible for overall collection and eviction process, ensuring that policies and procedures are followed completely.

Approves timesheets and time off requests no later than the end of the pay period. Responsible for tracking and addressing payroll to ensure payroll budget is not exceeded.

Responsible for recruiting and interviewing initiatives, following up with potential candidates for hire.

Other duties as assigned.

What you will need to be successful:

7+ years in multifamily real estate required

HS diploma or equivalent required

Marketing Experience: Must be well versed in Online Marketing, and other modes of marketing

Experience using various office equipment (i.e. computer, scanner, multi-line desk phone, fax machine, etc.)

Experience with RealPage, Onesite, BlueMoon/Redbook, Microsoft Office Excel & Word Programs, Dropbox, and Zoom preferred

Working Environment/Physical Demands: This role is intermittently sedentary but requires mobility (i.e., standing, climbing stairs, extensive walking around the property, etc.) to tour, show, and inspect apartments daily. This role also requires occasional movements such as pushing/pulling, reaching, stretching, carrying/holding (up to 20 lbs.), etc. Will use repetitive hand-wrist motion while using computer and writing. Must have normal range of vision to read and complete applications, leases, general paperwork and handle computerized duties; hearing and speech to communicate with prospects, residents, vendors, supervisors, and coworkers on the telephone or in person on a regular basis. Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, snow, etc.) when touring communities.
