LEAD MAINTENANCE- PRIMARY RESPONSIBILITIES:
Acts as a Safety Leader promoting a “safety first” attitude. Must instruct team members on
safety guidelines especially on those concerning PPE. Responsible for ensuring PPE is used for all
necessary tasks.
Must review and maintain accurate records regarding Freon, Pool Chemicals, Preventative
Maintenance, Service Requests, Maintenance Expenditures, Vacant Unit Status and
Improvement Projects.
Must walk the property at least once daily and inspect the property. Must maintain awareness
of the condition of the asset and respond immediately to address any needs including, but not
limited to safety concerns and issues with curb appeal. Must also help daily with removing litter,
debris, cigarette butts, pet feces, etc.
Must perform routine preventative maintenance to cover all aspects of the asset and
equipment.
Diagnoses and corrects maintenance issues while maintaining compliance with company and
government regulations. Must be able to address and repair the following:
o Electrical
o Plumbing
o HVAC
o Appliances
o Carpentry Work
o Stairs
o Gates/Fences/Railing
o Tile/Carpet/Flooring
o Roofing/Gutters
o Lighting
o Locks/Doors/Windows
o Sheetrock
o Pool/Jacuzzi

Responsible for submitting quotes for approval, managing maintenance expenses and assisting
with the management of invoicing.
Must be able to be on-call after hours, on weekends and during holidays for emergency
maintenance repairs. Usually this consists of one week on and one week off rotations.
Monitors and observes condition of apartments throughout community.
Assists with the trash out of vacant apartments. Removes all furniture, boxes, trash, etc.
Ensures that all items are properly disposed of and not left around dumpsters.
Responsible for make readies
Assists with cleaning the pool.
Keeps dumpster areas clean and free of furniture, mattresses, etc. When these items are
present, breaks or cuts items up and disposes of them in dumpster. Picks up and sweeps area.
Closes dumpster doors when windy.
Change locks, perform rekeys and make keys as directed.
Performs routine maintenance on property items such as picnic tables, window screens, patios,
shutters, fences, etc
Responsible for the cleanliness and company of all shops and maintenance areas.
Accountable for all maintenance equipment. Also responsible for inventory control and
management.
Must assist with the quarterly inspections on the property. This includes completing the
appropriate form(s) and repairing all items needed. Responsible for ensuring all repairs are
completed.
Distributes routine correspondence to residents regarding events, inspections, pest control,
newsletters, etc.
Attend and/or complete regular training as required.
Follow all safety policies and procedures to create and maintain a safe work environment.
Perform any other task that aligns with company values and objectives.

QUALIFICATIONS:
Education: EPA Universal or Part II, CPO preferred, some plumbing and electrical training
preferred.
Experience: Minimum of five years related experience and/or training. Must be knowledgeable
and skilled in the safe use and maintenance of equipment, tools and power tools including
pliers, wrenches, hammers, saws, sledgehammers, wheelbarrows, dollies, hand trucks, buckets,
jacks, step ladders, extension ladders, A-frame ladders, blowers, pressure washers, key cutting
machine, vacuum cleaner, mop, broom, calipers, voltmeter,
ohmmeters, PH tests, gauges, augers, compressors, pumps, and motors. Must be
knowledgeable and skilled in the safe use of cleaning chemicals and cleaning supplies.
Language Skills: Must be fluent in English and able to read, write and speak English. Bilingual is
preferred, but not required. Must be able to read and understand documents such as manuals,
forms, etc.
Reasoning Ability: Must be able to apply common sense to carry out instructions and solve
problems. Must be able to effectively communicate ideas, information, goals and tasks to
diverse groups. Required to accurately follow standardized procedures and adapt as
circumstances change.

HOUSEKEEPER POSITION
The Housekeeper is a key player in the presentation of our properties. The primary
responsibilities of the Housekeeper include cleaning the office, maintaining the cleanliness in the
common areas, thoroughly cleaning vacant apartments in preparation for move ins and assisting in the
team’s efforts to preserve a professional presentation. This role requires someone with an eye for detail
and a high standard of cleanliness.
PRIMARY RESPONSIBILITIES:
Clean the office, common areas (clubhouse, media rooms, public restrooms, laundry facilities,
etc.) and restrooms daily before 10:00 a.m. This includes sweeping, mopping, vacuuming,
removing trash, wiping everything down, cleaning light fixtures and outlet covers, cleaning
windows, cleaning fans, scrubbing toilets and sinks, cleaning out refrigerators, etc.
Clean and maintain models, mini-models and show units on a daily basis.
ROLES & RESPONSIBILITIES
Clean all vacant apartments in preparation of move ins. May require touch ups and/or trash outs
in addition to the regular cleaning. Must follow make ready checklist to ensure a thorough
cleaning.
Inventory cleaning supplies weekly and submit list of needed supplies weekly.
Attend and/or complete regular training as required.
Follow all safety policies and procedures to create and maintain a safe work environment.
Perform any other task that aligns with company values and objectives.
