Regional Director, MultifamilyJob Title: Regional Director, MultifamilyDivision: MultifamilySupervisor: Regional Vice President, MultifamilyStatus: ExemptJOB SUMMARY : The Regional Director is accountable and responsible for leading all aspects of the assigned portfolio's business results. Serving as a critical link between the overall business strategy and day-to-day field operations, the Regional Director guides execution aligned with the enterprise, appropriately tailored to the portfolio, and partners closely with Asset Management and/or Third-Party Owners on shared ownership of portfolio strategy and financial performance.ESSENTIAL DUTIES AND RESPONSIBILITIES : These include the following but are not limited to the job specifications. The Regional Director will align multiple departments in a collaborative effort to maximize the potential of the real estate assets and field employees, including oversight of financial performance; annual budget process; employee recruitment, retention, engagement, and performance management; pricing; property maintenance; marketing and leasing; resident satisfaction metrics; acquisitions/disposition/development due diligence; and the rehab and repositioning of assets.

Guide, support, and contribute to company-wide programs and initiatives by integrating corporate and property management resources to remove obstacles and deliver results; communicate the "why" to lead change and deliver results; adapt company initiatives within the program's scope to meet the region's needs; and identify and initiate change within the region.

Direct operational, sales, and maintenance initiatives throughout your portfolio, exemplifying Harbor Group's brand each day by thinking like an owner and ensuring your team members have the resources they need to be successful and to deliver on our resident commitments.

Stay abreast of your communities, competitors, and market conditions by walking your communities with Regional Managers, Property Managers, and Maintenance Supervisors and listening to direct feedback and input from all on-site team members.

Build daily relationships by partnering with colleagues across all levels and departments of the organization (Asset Management, Business Services, Transactions, HR, Capital/Renovation, etc.) with the shared goal of maximizing the potential of asset performance and property employees in your region.

Build and maintain relationships with Third-Party Owners and serve as the primary liaison, communicating regularly to understand client goals and ensure superior client satisfaction.

Monitor a wide array of performance metrics, implement strategies to meet operational and leasing goals, analyze and respond to changing market conditions, and identify opportunities for improvement.

Represent Harbor Group to industry groups and the investment community.

QUALIFICATIONS : To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. 6-8 years of multi-site portfolio management and senior leadership experience.

A bachelor's degree in real estate, finance, business management, or a related field or equivalent combination of education and experience is acceptable.

Relevant industry designation (CAM, CPM, etc.) and active involvement with industry associations (NAA, IREM, etc.) are a plus.

Knowledge of Microsoft Office Suite and experience with property accounting systems, revenue management systems, and/or other industry-related software.

Excellent knowledge of local, state, and federal resident/propert management laws/guidelines.

Exceptional communication skills, including writing, presenting, and public speaking abilities.

Demonstrated leadership abilities with community teams and peers and strong personnel management skills required.

Solid track record of effective employee development and engagement.

A proven performer with a reputation for results and attention to detail.

Up to 80% travel is required.
