About Us:
We manage three apartment communities totaling 105 units, providing a safe, comfortable, and well-maintained living environment for our residents. We’re looking for a skilled and dependable Maintenance Technician to join our team and help keep our properties in top condition.
Position Overview:
The Maintenance Technician will be responsible for performing routine and emergency repairs, preventative maintenance, and upkeep of building systems, common areas, and units. This role requires experience in pool maintenance, plumbing, electrical work (especially HVAC systems), and the repair of kitchen appliances (refrigerator, dishwasher, etc.).
Key Responsibilities:
Perform daily inspections, troubleshooting, and repairs on property systems, including plumbing, electrical, HVAC, and appliances.
Maintain and service swimming pool, ensuring proper chemical balance, cleanliness, and compliance with health regulations.
Respond promptly to resident maintenance requests and work orders.
Conduct preventive maintenance to reduce downtime and extend equipment life.
Install, repair, and replace kitchen appliances such as microwaves, refrigerators, dishwashers, and stoves.
Diagnose and repair HVAC systems, including filters, compressors, and thermostats, HVAC EPA certification required.
Perform basic carpentry, painting, and drywall patching as needed.
Maintain tools, equipment, and work areas in a safe, organized condition.
Follow safety guidelines and OSHA regulations.
Assist with unit turnover work for new tenants.
Qualifications:
High school diploma or GED required, technical or trade school preferred.
Minimum 3 years of hands-on maintenance experience in multifamily, hospitality, or similar environments.
Knowledge and skills in:
Pool care and chemical management.
Plumbing systems and repairs.
Electrical systems and HVAC maintenance, HVAC EPA certification required.
Appliance installation and repair.
Valid driver’s license and reliable transportation.
Ability to work on-call rotation and respond to after-hours emergencies.
Strong problem-solving skills and attention to detail.
Good communication and customer service skills.
Physical Requirements:
Ability to lift to 60 - 120 lbs.
Ability to climb ladders, work at heights, and perform physically demanding tasks.
