Property Manager- HOA

Anchorage Condominiums, a premier condominium complex in Saint Thomas, Virgin Islands, is in search of a Property Manager. This position will report directly to the HOA Board.

Responsible for the daily management and upkeep of 75 Unit, condominium complex, tasks include but are not limited to:

Primary contact for HOA board for all operational and capital project matters.

Provide a monthly report to HOA board on project status and property condition.

Primary email and phone contact for Owners. Ability to act on Owners’ requests within board policy or refer policy related issues to the board. Manage owners’ maintenance requests, answer all owners’ requests.

Ensure common areas are clean, free of debris daily.

Manage contractors schedules: landscaping, trash removal, pest control, etc.

Work with the HOA board to develop operations and capital estimates and budgets.

Review and manage all operations, maintenance, and capital project contracts and review and approve invoices for payment. Keep contracts within budget.

Assist the bookkeeper in assigning all expenses into their budgeted categories.

Working knowledge of reading and analyzing financial reports.

Safety of all staff, contractors, residents, and guests is the Property Managers primary task.

Manage maintenance staff and contract workers.

Oversee property to ensure all equipment and systems are in working order.

Source and manage contactors for all capital projects and operational systems.

Develop and manage preventative maintenance contracts and schedule.

Maintain pool, beach, tennis courts and fitness center and systems such as R/O plant, WWT plant, generator, irrigation and landscape, swimming pool, trash removal, etc.

Maintain inventory, manage costs, and report any variances to board.

Maintain equipment logs.

Perform minor maintenance repairs in carpentry, electrical work, AC, plumbing, mechanical, painting, flooring and other minor building repairs.

Ensure all permits or licensing are in order.

Be knowledgeable about the building and site mechanical, electrical and plumbing systems to ensure adherence to maintenance schedules and proper operations.

Communicates with staff, board, owners and guests in a friendly, positive, professional manner

Respond to emergency maintenance requests.

Ideal candidate will have previous experience as a property condominium manager or in hotel maintenance management. Experienced or licensed in: HVAC, Plumbing, Generator and R/O plant operations a plus. Willing and able to respond to emergency maintenance concerns 24/7, will be “hands on” manager. Must be proficient in excel, excellent verbal and written communication skills and a minimum of 4 years managing teams. Bi-lingual (Spanish, Creole) desirable. Salary package, including onsite apartment.
