Description and Qualifications
The Maintenance Technician is responsible for the proper inspection, service, repair, and maintenance of essential and non-essential building components including, but not limited to: electrical, mechanical, HVAC, plumbing, general interior and exterior, vehicle, light refrigeration, and tool and machinery. A maintenance technician must have in-depth knowledge of tool use, mechanical operations, and repair procedures associated with proper facility upkeep and maintenance. This person must be able to inspect, assess, and forecast maintenance related issues to minimize internal and external guest inconvenience, as well as, ensuring a safe and elegant estate.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Must possess and have on hand miscellaneous hand tools needed to complete minor maintenance repairs
Must provide a clean and safe work environment during and after final completion of work
Must possess and maintain a current TN Driver’s License
Must be able to communicate and work with third party vendors, as well as, possibly contact the appropriate vendor(s) in the event of an emergency
Electrical
Interior and exterior light bulb troubleshooting and replacement
Troubleshooting and replacement of dimmer switches, timers, receptacles, GFCI’s, breakers, light fixtures, ballasts and drivers, lamp socket replacement, and other electrical related items
Inspecting and changing elements and fuses in hot water heaters
Preventive maintenance inspections including EM generator testing
Plumbing
Upkeep, repair, and replacement of plumbing fixtures, i.e., toilets, faucets, valve cartridges, hose bibs, mixing valves, hot tub components, vacuum switches, and other plumbing related items
Rodding drains, plunging toilets/sinks, soldering, braising, PVC repair, valve replacement, and pump repair/replacement, water filter replacement
Preventive maintenance inspections of hot water heaters, pumps, septic field and component, potable water stations, and other misc. plumbing items
General
Miscellaneous repair of general building items including, but not limited to: door/window parts and lock repair, furniture repair, ceiling tile replacement, millwork repair, picture/painting installation, limited kitchen appliance repair, minor floor and wall tile repair/replacement, and general fixture repair
Inspection and limited repair of general exterior and roof components
Golf Cart Maintenance
Occasional troubleshooting, repair, and replacement of miscellaneous golf cart items, i.e., tires, lights, cart chargers, etc.
Must comply with all company policies and procedures.
Regular and consistent attendance is required to fulfill the essential functions of this position.
Must be able to work well with other Team Members, Managers, and interact with our guests.

EDUCATION and EXPERIENCE
High School Diploma or equivalent
Should have some vocational courses as related to the position
LANGUAGE SKILLS
Must be able to communicate clearly with management, team members, and Blackberry Farm guests in an informative and consistent manner.
MATHEMATICAL SKILLS
Knowledge and understanding of basic math
REASONING ABILITY
The ability to think outside the box and to place interim measures in effect to minimize downtime of essential services
Must be able to troubleshoot various systems, with the objective being to repair and reduce downtime for guests and employees
Must be able to exercise good judgment and make appropriate decisions based on job knowledge and awareness of company goals.
PHYSICAL DEMANDS
Must be able to lift 50 lbs.
Must be able to work in indoor and outdoor environments regardless of temperature or weather.
May be required to work long hours.
Must be able to safely operate a golf cart, and/ or company vehicle.
WORK ENVIRONMENT
Work will primarily be assigned for locations within the 4,200-acre Blackberry Farm property, including all interior and exterior portions of all buildings, common areas, grounds, and trails, but work location can vary and can incorporate any area of the Blackberry Farm or Blackberry Mountain property locations.
