Owner-Operator seeking to hire Residential Property Manager as an independent contractor.
Responsibilities:
Manage 24 units
Interface with tenants
Contract services for repairs
Supervise repairs
Manage purchase of materials
Micromanage turns
Advertising
Rent units
Conflict resolution skills
Take applications and approve based upon metrics
Help tenants discover credible sources of rent
Manage notices to tenants
Execute eviction process: file papers, confirm service, appear in court
Small claims: file papers, serve papers, appear in court, manage judgement
Whatever else we need done
Qualifications:
Current property managers license
1099
Must have $1m in business insurance coverage
Must have a mobile phone and be comfortable talking/texting/emailing
Must have a PC
Must have reliable transportation
Must be willing to work 24/7. Downtime is your time - go time is our time. You will have to work days/nights/weekends/holidays/during in-climate weather/during pandemic or war.
