We are looking for a stellar new team player to join our dedicated team of property management professionals!

Community Manager:

Maintains property rentals by advertising and filling vacancies; negotiating and enforcing leases;

maintaining and securing premises.

Job Description:

Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals

Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units

Contracts with tenants by negotiating leases; collecting security deposit

Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action

Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services

Maintains building systems by contracting for maintenance services; supervising repairs

Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies

Enforces occupancy policies and procedures by confronting violators

Prepares reports by collecting, analyzing, and summarizing data and trends

Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations

Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments

Job Requirements:

High school diploma or general education degree (GED);

Position requires 3 years property management & leasing professional experience or a related field or and/or equivalent combination of education and experience

Employee must maintain reliable transportation, valid driver's license and valid car insurance

Position requires knowledge of Fair Housing laws

Position requires a strong knowledge of telephone and in person sales techniques

Position requires a thorough knowledge of the property and amenities to best match suitable apartments to prospective tenants

Must be proficient in MS Word, Excel & Google Drive

Demonstrate experience with property management software (Appfolio, Yardi Etc.)

Position requires math skills such as calculating interests, commissions, prorates, percentages and proportions

Ability to manage multiple tasks simultaneously

Excellent written, verbal and organizational skills

Attention to details and accuracy

Strong interpersonal skills

Flexible outlook towards task management

Ability to work in fast-paced and sometimes stressful environment

High level of professionalism and self-motivation

Position requires the ability to work unsupervised at times

Ability to speak effectively before groups of customers or employees of organization

Responsible for shopping competitive communities as well as completing a weekly market survey

Performs other job duties as assigned

Physical Demands:

Physical demands include the ability to lift up to 50 pounds. Employee will be regularly required to sit, stand, walk, reach using feet, legs, back, arms and hands; talk and hear. Employee may occasionally be required to climb. Employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
