Riverwood Homeowners Association is a 92-town home community in the Argay Terrace neighborhood in NE Portland.

Ideally, you will be retired, with time available throughout the week, which you will schedule as most convenient for yourself. This is a very part-time position, averaging less than 5 hours per week.

You should be able to work to, and maintain, a very simple budget plan, preferably a computer spreadsheet; but it can be done on paper. You will be responsible for supervision of maintenance, repair, and upgrade of…

-exterior surfaces of all Riverwood buildings

-underground sewer and drain lines

-underground water supply pipes

-all hard paved surfaces such as blacktop driveways and concrete walkways

-security lighting, fences, and Clubhouse facilities.

“Supervision” does not mean actually perform the tasks; it means only to organize and directthere are sufficient on-call resources, qualified vendors, technical knowledge and experience available to assess and perform whatever tasks you may encounter and to inform and advise you whatever the case may be. You will have strong backup and support.

Therefore, you need not be a carpenter, or plumber, or electrician; you need not have worked for a construction or maintenance company, although any or all of these would be a plus. Indeed, basic experience as a homeowner faced with the usual handyman projects and tools would meet the technical background required. We are more interested in your sense of responsibility and organization and your flexibility.

Typical tasks will be…

- Schedule annual projects from the Budget & Plan with the working resources, by priority and seasonal requirements.

- Track task starts, stops and costs: 1) to maintain a record, 2) provide a basis for future estimates and 3) assist in building next year’s budget & plan.

- As unexpected tasks arise, schedule or re-schedule resources by priority, and plan & track interruptions and expenses as they occur.

- Receive homeowner maintenance requests from the Association Board and assign them to working resources by priority.

- Annually help the Association Board to build the next year’s Budget & Plan.

- Work with, and report monthly to, your Association Board Representative. Your Representative is there to help you and to provide knowledge, guidance, and support.
