Experienced Apartment Maintenance Technician – HVAC Certification Preferred (Dayton, OH - Harrison Township)
We are seeking a reliable, hands-on Maintenance Technician for a 230-unit apartment community located in Harrison Township (Dayton, OH). This is a full-time position with steady work and the opportunity to grow with a stable property management company.
Key Responsibilities:
General maintenance and repairs in occupied and vacant units
Turnover work including patching, painting, minor plumbing/electrical, appliance installs, etc.
Troubleshooting and repairing HVAC systems (if certified)
Responding to resident work orders in a timely and professional manner
Completing preventative maintenance tasks and inspections
Emergency on-call rotation (shared with other staff)
Requirements:
Minimum 2 years of hands-on maintenance experience in apartment or residential property settings
Strong skills in general maintenance: plumbing, electrical, drywall, carpentry, appliance repair
HVAC Certification preferred but not required (EPA Universal or Type II ideal)
Valid driver's license and reliable transportation
Ability to work independently, stay organized, and complete work efficiently
Must pass background check and drug screening
Preferred Qualifications:
Experience with apartment turnovers and working in a fast-paced environment
Basic knowledge of property maintenance codes and safety practices
Compensation:
Pay based on experience
Overtime available
