GENERAL PURPOSE:The Assistant Director of Medical Property Management will direct and oversee the management and operational efficiency of the Real Estate portfolio of offsite medical properties. This role requires a strategic leader with a deep understanding of both leased property management and the unique needs of medical facilities. The Assistant Director will ensure that properties are maintained to the highest standards and support the needs of our tenants effectively.RESPONSIBILITIES:
Develops and implements strategic plans for the physical management of the medical property portfolio, including recommending new technologies, processes, and procedures.
Establishes, builds and maintains strong relationships with leaders of University medical departments that occupy real estate and in particular its off-site leased portfolio.
Manages and oversees the negotiation and administration of vendor contracts, including property and facility management contracts, and manages the relationships with service providers and vendors to ensure service quality and cost-effectiveness are maintained.
Works collaboratively with University facilities and construction teams, as well as outside vendors, to ensure off-site maintenance, repair, and replacement requests by University occupants are timely and appropriately responded to and resolved.Conducts and oversees building and property inspections to ensure building appearance, cleanliness and operational performance, identifies deficiencies and advises Property Managers of needed work. Implements corrective action with Property Managers as appropriate to correct deficiencies.
Supervises and manages lease compliance activities, including review and approval of insurance certificates, payment of invoices, ongoing STARK compliance, and enforcement of landlord lease obligations.Ensures compliance with real estate tax requirements for all medical properties, including applications for tax exemption, payment of real estate taxes, and compliance with PILOT agreements and other agreements in lieu thereof.
Oversees and manages the preparation and review of annual property level budgets and expense management for leased properties, including oversight of the annual reconciliation to ensure compliance with lease terms.
Leads and mentors a team of property managers and support staff.Provides guidance, conducts performance evaluations, and promotes professional development.
Other duties as assigned.QUALIFICATIONS:
Bachelor¿s degree in Real Estate, Business Administration, Healthcare Management, or a related field required.
Master¿s degree preferred
7-10 years of experience in leased property management, with at least 3-5 years in a leadership role required.
Experience managing medical or healthcare properties preferred.
Strong leadership and team management abilities, excellent communication and interpersonal skills, proficiency in financial management and budgeting, and a solid understanding of healthcare regulations and leased property management best practices required.
Familiarity with healthcare facility requirements, building systems, and regulatory compliance related to medical properties preferred.
Professional certification (e.g., Certified Property Manager (CPM), Real Property Administrator (RPA)) preferred.
