Seeking a dedicated and reliable Building Superintendent to manage and maintain a 20-unit residential apartment building in Brooklyn. As the Superintendent, you will be responsible for overseeing the physical property, ensuring the comfort and safety of residents, and maintaining a clean and orderly environment.
Responsibilities:
- Maintenance and Repairs:
- Conduct regular inspections of the building’s facilities (e.g., common areas, building exterior, plumbing, electrical systems, HVAC units) to ensure proper functioning and cleanliness.
- Perform minor repairs such as plumbing, painting, carpentry, and electrical work.
- Coordinate with external contractors for major repairs and ensure the quality of work meets the required standards.
- Light apartment renovation work including tile, cabinetry, carpentry, sheetrock, painting.
- Timely garbage disposal, keeping the hallways and sidewalk in front of the building in clean condition. Snow removal when necessary.
- Tenant Relations:
- Serve as the first point of contact for tenant concerns and emergency response.
- Resolve minor tenant complaints and maintain good relationships with all residents.
- Enforce building rules and regulations.
- Administrative Duties:
- Keep records of maintenance and repair work.
- Assist in the collection and recording of rent payments.
- Prepare units for new tenants, ensuring that apartments are clean and functional before move-in.
- Safety and Compliance:
- Ensure compliance with all local, state, and federal regulations and building codes.
- Maintain a safe environment for all residents and visitors.
- Implement and monitor security measures around the building.
Requirements:
- High school diploma or equivalent; further training in a trade or property management is a plus.
- Proven experience as a building superintendent or in a similar role.
- Good knowledge of electrical, plumbing, and HVAC systems.
- Excellent organizational and leadership skills.
- Strong communication and interpersonal skills.
- Ability to handle multiple tasks and work under pressure.
- Must live on-site or within close proximity to the property.
