Location: Large, 16-acre condominium complex with 260 units, a pool, hot tub, gym, laundry, office, and community room in Santa Fe, NM.

Job Description:

We are seeking a highly experienced and motivated Maintenance Supervisor to join our team. You will be working under the direction of our Senior Maintenance Manager to ensure the smooth operation and maintenance of our facilities.

Responsibilities:

Oversee and manage all landscaping tasks.

Maintain and repair swamp coolers, pool, and hot tub (must have a CPO License in NM or be willing to be trained and licensed).

Supervise and manage a team of 2-3 landscapers and housekeepers.

Perform and oversee common area maintenance tasks including painting, stucco, cement work, fence repairs, patio maintenance, and carpentry.

Conduct roof patching and other minor repairs.

Ensure all facilities are well-maintained and operational.

Manage departmental operations, including budgeting and scheduling.

Develop and implement maintenance policies and procedures.

Coordinate with vendors and contractors as needed.

Respond to work order systems (not residents) and General Manager.

Perform grounds maintenance tasks such as tree care, weeding, leaf removal, and general upkeep.

Perform certain tasks independently but always under the supervision of the Senior Maintenance Manager.

Plumbing tasks and repairs.

Note: At no point will you be expected to take on tasks best suited for a licensed contractor or professional, such as heavy machinery operation, advanced electrical work, advanced plumbing, or engineering tasks.

Requirements:

Do not apply if you do not have these: Minimum of 5 years of experience in maintenance management, facilities management, and personnel management.

Proven expertise in landscaping, pool maintenance, HVAC systems, plumbing, and general repairs.

Strong leadership and organizational skills.

Self-starter with the ability to work independently and as part of a team.

Excellent communication and interpersonal skills.

Bilingual (English and Spanish) is a plus.

Must be able to e-verify.

No smoking.

Ability to pass a criminal background check.

References are a must.

Must be technology forward, able to use a work order maintenance app, email, and text for conducting inspections and handling work orders.

About Us: This is a condominium association that cares for the Common Areas, which include shared spaces such as the pool, gym, laundry, office, and community room. You will never take requests directly from the residents, who are a mix of unit owners and renters. Instead, you will work with the management office and use software to handle day-to-day tasks.

Compensation and Benefits: Sick leave.-Immediate accrual, 30 day wait period for Health Insurance, 60 day wait period for all others
