Primary Responsibilities/Duties:
Providing overall administration and coordination of design and construction activities
Manage purchasing and procurement for assigned projects
Performs tasks involved in the formation and administration of purchase orders and contracts
Communicates with suppliers and subcontractors to establish a clear definition of requirements and assure performance to purchase order/contracts terms and conditions
Prepares bidder pre-qualifications, bidder lists, bid solicitations, bid analysis, award recommendations and commitments, including aspects of purchase order administration
Leads negotiations with suppliers and subcontractors for complex purchases and work scopes, including development of negotiation strategies, and negotiation of pricing and schedule
Understands and executes work in accordance with the project’s financing considerations
Maintain communication with in-field personnel regarding schedules, subcontractors’ scopes, and design changes
Prepares and organizes assigned Procurement-sponsored meetings, such as bid clarification and post-award meetings, for ensuring complete understanding and agreement. After reviewing plan and agenda with supervisor, conducts meeting and prepares and issues meeting notes for important statements, required actions and schedules
Responsible to maintain supplier and subcontractor relationships to ensure performance of the work
Accountable for integrity of records management for assigned work
Ensure the quality and high standards of performance and compliance in both design and construction
Daily interfacing with on-site Construction Managers, contractors, as well as working with architects/engineers of record regarding change orders and interpretation of contract documents, drawings, submittals/approvals and any other issues that may arise
Uses independent judgment to make on-site change order decisions and have the experience to negotiate with contractors
Prior construction experience in the residential and/or commercial preferred.
Manages the financial aspect of the project including cost reporting, forecasting, payables, and subcontractor requisitions and changes.
Manages, prices and negotiates Change Orders
Establishes project objectives and goals
Represents the company in project meetings
Adheres to company safety policies including subcontract and insurance requirements
Required skills and expertise:
At least 5 years’ experience related to Construction required
At least 5 years’ experience related to Construction Project Management preferred
At least 5 years’ experience related to Construction Procurement preferred
Experience in residential and commercial construction
Strong analytical and problem-solving skills
Strong organizational skills
Strong ability to be detail oriented and work with a goal of precision
Strong time management skills and ability to meet deadlines
