We are seeking a Full-Time Superintendent Monday - Friday (8 hours), on call 24/7. Reports directly to the Property Manager.

ESSENTIAL FUNCTIONS
Managing job site safety, quality, and schedule for assigned contractor projects, create shareholder work tickets, inventory control and loss prevention, conduct repairs and ensure completion of repairs. Complete building system Inspections, cleaning of the common areas, maintain the exterior grounds of the property, conduct alongside the Property Manager and create work tickets needed during the inspections.
Ability to walk, stand, lift up to 50lbs., climb ladders and stairs, Reach with hands and arms, overhead repairs, crawl spaces, and tight spaces.
Ability to safely operate utility vehicles, snow blowers and other grounds equipment.
Ability to work in various conditions such as heat and/or humidity, rain and cold/snow,
Follow directives and work collaboratively with Property Manager.
RESPONSIBILITIES
Assist with setting up regular and non regular maintenance and janitorial issues, including project scheduling.
Perform daily job site walks and submit daily safety reports (lighting, trip hazards, water leaks, and all other liability concerns)
On call for emergencies 24/7.
QUALIFICATIONS:
· Valid Driver’s License with no infractions nor medical restrictions
· Must have an understanding of building maintenance systems.
· Key competencies are initiative, communication, teamwork, and dependability
Verifiable hands on experience in all phases of building maintenance (painting, sheet rock, plumbing, electrical, snow removal, etc.
Drug free workplace.
