Forest Pines Owners Association – Assistant Facility Manager

Position Summary
Forest Pines Owners Association is seeking a dedicated, hands-on Assistant Facility Manager to support the daily maintenance and long-term preservation of our 138-unit condominium complex. This role involves assisting with routine repairs, preventive maintenance, seasonal projects, and vendor coordination while ensuring that community standards and CC&R compliance are upheld.
Key Responsibilities
Grounds & Facilities Maintenance
Assist with upkeep of landscaped areas including defensible space maintenance, tree trimming, irrigation repairs, and snow removal.
Perform minor carpentry, painting, plumbing, and electrical repairs on buildings, decks, stairways, fences, and signage.
Conduct regular inspections and maintenance of community amenities such as the clubhouse, pool area, garage, pathways, and lighting systems.
Project & Asset Support
Support Reserve-funded component maintenance, including siding repairs, asphalt patching, lighting replacements, and pool resurfacing.
Maintain and operate facility equipment including snow blowers, Bobcat, power tools, and mechanical systems.
Track equipment and inventory status; assist in identifying material needs for upcoming projects.
Community Standards & Safety
Assist in monitoring compliance with CC&Rs and community policies, and notify management of violations.
Ensure safe work practices and proactively identify hazards in the common areas, walkways, roofs, and recreational spaces.
Assist with emergency repairs and seasonal risk mitigation (e.g., frozen pipes, ice buildup, fire safety measures).
Teamwork & Administration
Work collaboratively with the Facility Manager and third-party contractors during major renovations or reserve-funded projects.
Maintain logs of maintenance tasks, inspections, and materials used.
Support communication with homeowners regarding scheduled work and maintenance impacts.
Qualifications
Proven experience in facilities maintenance, general construction, or similar trade skills (carpentry, electrical, plumbing, painting).
Ability to operate light equipment and tools safely.
Strong problem-solving skills and ability to work independently with minimal supervision.
Familiarity with HOA or multi-unit residential property operations preferred.
Physically able to lift 50+ lbs, work on ladders, and perform outdoor work in variable Lake Tahoe conditions.
Desirable Certifications (Preferred but Not Required)
OSHA 10/30
Pool Operator Certification
Light Equipment or Bobcat Operation
Basic First Aid/CPR
