Position Title: Real Estate Project ManagerColorado, residential and commercial

Benefits: Our office building in Cherry Creek Denver provides a free gym, sauna, pool, hot tub & locker rooms. Our actual office has a built in bar for the great & tough days. We own a few vacation rentals throughout the state and you will be able to use them from time to time. You will have a workspace but you’ll also be expected to be traveling and in the field overseeing rehabs and be willing to pitch in if needed.
Back story: Rental and Flip Investment Company owned by two brothers based in Denver but working statewide for the last 14 years, especially in mountain and rural markets in both residential and commercial projects. We’ve typically GC’d all our projects in the past ourselves but we are taking on more than we can handle with our current staff. We are looking for an experienced and efficient new team member to take over the construction management duties & grow with us as a company.
Job Description:
This role will work directly with two owners, the current property manager and field contractor as they carry out the day to day management of their rental property & fix & flip businesses across the state. There are three primary areas of responsibility for this role: 1—construction and project management, 2—field work and construction, 3—organization and admin to keep everything in order. The team is relatively small but their financial abilities & deal flow is not and you will be exposed to out of the box and interesting projects on a weekly basis. We want an individual with both experience in the field and management of subs that can think on their feet quickly and who understand real estate components and systems to apply the appropriate and most cost effective solutions on a day to day basis.
Major Responsibility: Construction and Project Management
Develop Scopes of Work, Budgets and Design choices for new acquisitions and rental turnovers
Market projects available for hire, interview and hire crews on a regular basis across the state
Oversee crews for construction draw payments, conduct site visits and help crews get jobs completed quickly and on budget
Order materials and manage construction schedules so crews can focus on work while you support the projects moving forward
Major Responsibility: Field Work and Construction
Conduct construction repairs and upgrades in the field when necessary
Deliver materials to jobsites during progress walkthroughs
Major Responsibility: Office Administration and Organization
Bi-Weekly accounting and tracking of rehab expenses
Communicate with third party bookkeeping firm monthly for edits & clarity
Minimum Skills & Qualifications:
5+ years of real estate or construction related experience
3+ years of maintenance & construction in residential or commercial buildings
Advanced knowledge of components and systems of buildings
Intermediate to advanced excel/spreadsheet knowledge
Extremely strong communication & relationship building skills
Strong comfort-ability in negotiation tactics & getting the best price
Desired Qualifications
3+ years of construction or building maintenance experience
3+ years of property management experience
2+ years of investment analysis or experience as a licensed real estate agent
2+ years managing others
Spanish speaking a plus

About Us:
H2 Properties Inc. is a dynamic & opportunistic real estate investment company that purchases residential & commercial income properties all over Colorado. The company is owned by two brothers who have been buying, selling & holding real estate for over 15 years each. One is a realtor who runs the acquisitions & dispositions & the other is an expert in construction who used to be a builder in Summit County—both principals are very active & wear many hats in the business, as you would as well.
