Part Time Maintenance Technician Needed - Two Commercial Properties

The primary responsibility of the Commercial Property Maintenance Technician is to assist the Commercial Property Manager in maintaining and operating the physical aspects of the property with a strict emphasis on efficient, cost-effective maintenance practices.

Areas of Responsibility:

 Develop and implement a preventive maintenance program to ensure that mechanical. equipment, building structures, and grounds are properly maintained.

 Ensure that all mechanical equipment is operating efficiently and safely through routine. physical inspections.

 Advise Commercial Property Manager of all deferred maintenance, vandalism or hazardous situations as discovered and take appropriate action as necessary.

 Schedule, oversee, and/or perform necessary maintenance and repairs at properties where

specifically authorized by work orders assigned by Administrative Assistant/Commercial Property Manager. Follow up to ensure that outstanding work is completed.

 Oversee maintenance functions necessary to prepare vacant spaces for new tenants.

Ensure that vacant spaces are maintained to management standards and in a timely manner.

 Maintain necessary records and inventory controls to ensure that adequate maintenance. supplies are on hand and to prevent theft.

 Maintain operating manuals for mechanical equipment on site.

 Ensure that all maintenance work and storage areas are maintained in a safe, organized manner.

 Competitively shop for maintenance supplies and equipment on a routine basis. Keep abreast. of new development, products, and less expensive ways of making repairs.

 Oversee and coordinate the work of contractors on-site to ensure that work is completed in a timely manner and to contract specifications.

 Assist Commercial Property Manager in budget preparation through review of maintenance. purchases and discussion of future maintenance projects or needs.

 Establish good working relationships with tenants

 Other duties as assigned.

Minimum Eligibility Requirements:

 High School Diploma or equivalent. Technical school diploma preferred.

 Knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.

 HVAC maintenance certification preferred.

 Must be organized, have ability to multi-task and work independently, have good negotiation skills and be self- motivated.

 Must possess good decision-making skills and have a sense of safety awareness.

 Must possess a valid and active driver’s license in the state in which the vehicle is operated.

 Must have means of transportation.

Working Conditions:

 Able to work part time could become full time.

 Local travel required. Must use personal vehicle to travel to properties, pick up supplies and other tasks related to job. Will be reimbursed for mileage.

 Must be available for occasional emergency calls via phone 24 hours a day, 7 days a week. NOTE: Property Manager takes all calls first, if unreachable then Maintenance Tech is called second. Time is compensated.

 Lifting and carrying loads, walking, reaching, standing for long periods of time, grasping, fine hand coordination, pushing and pulling, distinguish smells, tastes, and temperatures, read and write, communication with tenants and vendors, remain calm under stressful conditions, hear. emergency systems.
