POSITION SCOPE AND FUNCTIONS
Maintain the physical condition of the entire property.
REPORTING AND RELATIONSHIPS
Report to Lead Maintenance, Manager and Managing Agent
Maintain positive working relationship with other staff members, Board of Directors and members
Maintain appropriate relationship with suppliers, vendors, contractors, and other professionals that provide serviced
and/or supplies to the property
PRINCIPAL ACCOUNTABLILITES
The activities below are not all inclusive; however, they are an indication of the type of duty normally associated
with this position.
Maintain a neat appearance and positive businesslike attitude.
Maintain confidentially in all property matters concerning Board of Directors, management, members and other
employees
Assist in all area of the maintenance of the property including building, grounds, janitorial, preventive, corrective,
deferred and emergency maintenance.
Must have knowledge of plumbing, electrical and HVAC.
Must be EPA certificated as HVAC Technician, Type: Universal per the EPA Clean Air Section 608
Perform maintenance work orders as directed by Maintenance Supervisor or Lean Maintenance.
Review outstanding work orders with Maintenance Supervisor/Lead Maintenance.
Perform rehab work in units as directed by Maintenance Supervisor/Lead Maintenance.
Make management approved purchases of supplies, equipment and services if directly by Manager or Maintenance
Supervisor
Attend instructional classes and training as requested.
Make sure to write needed supplies on supply list for restock
Obtain thorough knowledge of power, water and gas shut offs; clean out traps, fire extinguishers and fire hydrants.
Ensure that the shop and al l other work and storage areas are clean, safe and in order at all times.
Work a rotating on-call schedule.
In inclement weather spread ice melt and shovel as needed throughout the property during work hours or on-call.
Keep the Manager and Maintenance Supervisor informed of any conditions and/or problems regarding the property
and/or members.
Handle any emergencies that may arise and notify Manager and Maintenance Supervisor immediately.
Any other responsibilities as assigned by the Manager, Managing Agent or the Board of Directors.
Maintain a work environment that is free of unlawful discrimination and harassment and report any and all
discrimination or harassment complaints to the Manager, following the established grievance procedure outline in
the Employee Manuel.
