Looking for an office building cleaner

We are looking for a cleaner for an office building in Hudson. Common areas only, mostly hard floors but some carpet in conference room etc. Three floors, there is an elevator and a janitor closet for supplies.

The amount of work can vary from visit to visit, some things should be done every day or two, some once a month, etc. We would pay an hourly rate.

Some of the general tasks would include (but not necessarily limited to):

1. Noticing and removing cobwebs from every common area, and especially at the entrances.

2. Noticing burned out lightbulbs and telling us about them. Noticing carpet stains, weed issues, and icy conditions and alerting us. (And handling those issues if the cleaning person wants.)

3. Keeping the interior and exterior grounds clean from trash, and emptying all trash cans. Keep dumpster area looking good.

4. Keeping the mailboxes, and entry door glass clean as needed.

5. Cleaning all common area and vacant office bathroom toilets, urinals, sinks, floors, mirrors, ceilings and walls, and refilling paper products.

6. Cleaning the kitchenettes in the common area, and vacant offices. Clean sink, microwave, refrigerator, cabinets, etc.

7. Sweep / mop all common area and vacant office terrazzo floors and staircases as needed.

8. Vacuum all common area, and vacant office carpet as needed.

9. Clean all common area furniture and if moved, move back to where it belongs.

10. Empty all common area trash cans, and replace liners.

11. Helping with tenant turnovers as needed.

12. Taking care of spot cleaning when the need arises.

13. Cleaning the conference room, elevator cab, electrical room, janitor closet, elevator equipment room, boiler room, air handler room, as needed.

These things wouldn't all need to be done every time, but generally need to all be handled at least one time per month.

Initially it will take quite a bit of time, but going forward significantly less.

Sometimes there are urgent cleaning issues that might go beyond that list, such as a coffee spill, restroom problem, etc.

We also appreciate people who can notice, inform us, and possibly address issues that might be outside of their normal to-do list.
