Title: Apartment Manager and Maintenance Technician

We are seeking a dependable, on-site Apartment Manager and Maintenance Technician for an apartment building in Marshalltown. This role combines hands-on maintenance work with basic property management responsibilities.

We are also open to working with independent professionals for specific tasks such as photography, cleaning, and showing units. Day laborers are also welcome to apply. We are also willing to consider bids on jobs, but expect one to finish the job prior to final payment.

As an independent contractor, you will be responsible for your own taxes. You control your schedule and are expected to deliver quality results consistently.

Key Responsibilities

Enforce apartment rules (e.g., no smoking indoors, no littering, no trash or personal items left in common areas)

Keep hallways and shared spaces clean and organized

Perform general maintenance: yard work, unit cleaning, minor plumbing, basic electrical, and repairs

Assist with tenant move-ins and move-outs; ensure units are clean and ready

Communicate professionally with tenants, property owners, inspectors, and vendors

Provide daily updates to the off-site manager via text and photo (including hours worked)

Represent the property owner’s interests by maintaining a clean, safe, and respectful environment

Requirements

Truck and tools.

Able to ensure that the work is done to the standard that we can attract a good tenant.

Able to ensure that you can complete jobs you start or not start them.

Experience with basic maintenance tasks (e.g., plumbing, electrical, cleaning, small repairs)

Ability to follow safety protocols and building codes (training/support provided as needed)

Self-motivated, dependable, independent and solution-oriented

Ensure vendors meet standards expected by quality tenants.
