We are currently recruiting an experienced Maintenance Tech III for immediate hire to manage the daily operations of a 92 unit property in W LaFayette IN. Ideal candidate would have previous Maintenance experience. Excellent interpersonal skills, organizational and PC skills required. Familiar with Yardi software.

What you will do:

40 Hour Work Week.

Timely completions of routine repairs, maintenance requests, and work orders throughout the community.

Monitor and direct scheduling of all vendors performing work throughout the community

Track inventory for repairs and maintenance

Responsible for turnover process, troubleshooting and repair of all mechanical systems, service requests, and reporting of potential liability concerns or safety hazards

Assist with planning and execution of all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire and life-safety systems

Identifies capital improvements and obtain required estimates/bids

Assist in budget preparation for maintenance expenses.

On-Call for all emergency request.

What we need:

3-5 years industry experience in a hotel, apartment, hospital maintenance (REAC experience a HUGE plus.

HVAC EPA Certification

Knowledge and experience repairing plumbing systems, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, water heaters, boilers and HVAC systems, roofs and life safety equipment

Ability to identify water intrusion issues, make repairs and/or monitor work completion by qualified vendor

Ability to use electronic communication proficiently with previous experience using Yardi Mobile, Skype, and Outlook preferred.

Demonstrate thoroughness, self-motivation, and organization with accomplishing tasks.

Must be able to meet the physical requirements of the job

Ability to work a non-traditional schedule including evenings, weekend and on call hours.

Valid Driver's license

Dedication to exceeding the needs of all customers with an ability to build and maintain relationships.

Education

High school diploma or equivalent
