RealAmerica Management, LLC has an immediate opening for a part-time Assistant Property Manager at our StorAmerica-Bridgewater storage facility in Fort Wayne, IN.
Essential Duties and Responsibilities: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
Daily inspection of property first thing in the morning to ensure property is being kept up and occupantsadherence to facility policies, including trash pick-up, reporting of any damage, etc.
Maintain proper retail merchandise on sales floor and in inventory
Promote retail sales to maximize overall sales volume
Demonstrate and lease storage units to prospective applicants
Leasing and cleaning of U-Haul trucks
Collect and post rents and deposit into approved financial institution on a daily basis as needed
Record rental payments on individual occupant ledgers
Provide bank deposit receipts and activity reports to Bookkeeper
Late payment fees enforcement
Handle tenant questions, concerns, complaints, requests, and resolve in a timely and professional manner
Write up and coordinate service requests for maintenance issues as needed
Inspect units for damages on move outs and assess charges as necessary
Perform sales calls and other marketing initiatives to promote steady traffic flow and leasing activity to property
Operate property in accordance with approved budget
Maintain proper logs as required (traffic report, marketing, etc.)
Run property in accordance with stated Policies and Procedures
Keep office and retail sales area clean, orderly condition.
Keep bathrooms fully stocked, cleaned and trash removed on a daily basis
Vacuum carpets, dust, empty trash containers and clean bathrooms on daily basis
Property should be walked at least once monthly after dark to check for inoperable, burnt out bulbs, etc. on all exterior lighting fixtures and ensure all photocells are working properly
Work Conditions:
Position is based in climate controlled nonsmoking environment, some position duties will be in environmental elements including but not limited to snow, rain, sleet, heat, and ice.
Job Requirements:
Minimum 5 years previous experience in customer service
Must have Reliable transportation capable of minimal daily travel
Must be able to lift 50 lbs. twist, bend, stoop, and perform light maintenance physical tasks
Must be proficient in computer programs and possess the ability to learn new software.
A valid drivers license, background and DMV check and drug screen will be required upon acceptance of an offer to the candidate.
