Maintenance Technician-Apartment Community

Essential Job Duties:

1. Assist in preparing all vacant apartments to market ready condition as needed.

2. Respond to resident requests and work orders in a timely manner (See “Expectations” section below)

3. Perform on-call emergency service as required (rotation shared with other maintenance employees on site or in region)

4. Assist in preventative maintenance tasks to eliminate untimely and costly breakdowns in equipment, appliances etc. Functions may include, but are not limited to: Light bulb changes, filter changes, lock repairs, install/repair window coverings, HVAC repairs, caulking, painting, pool maintenance, test pool chemical levels where applicable, and vinyl repair and installation. May handle alone as skills progress.

5. Follow all Fair Housing laws.

6. Accurately document time sheets, daily maintenance logs, and other checklists as assigned.

7. Report any maintenance concerns for repairs on vacant, models, clubhouse and common areas to Property

Manager.

8. Responsible for clearing snow at property. If snow is more than 1 inch or icy conditions exist, must report to work by 6:00 a.m. during week days and 7:00 a.m. weekends.

9. Assist Property Manager or Maintenance Lead on special projects (preventative maintenance, research on equipment, pricing, etc.) Assist Property Manager and Maintenance Supervisor to meet budget requirements for tools, equipment and repair items.

10. Work with Grounds, Utility and other Maintenance Technicians to ensure the grounds and common areas free of trash and debris.

11. Responsible for the proper use of maintenance materials, equipment and motorized vehicles.

12. Assist the Maintenance Supervisor and/or Property Manager in ordering supplies and maintaining an accurate inventory.

13. Communicate with the office staff to assist in maintaining an accurate turn status/apartment availability list.

14. Consistently maintain a professional, courteous attitude when dealing with residents, coworker and general public, on and off the property in order to assist in resident retention and positively promote the property and the management company, Axiom Properties, Inc.

15. Clean gutters and maintain garage doors, common areas and boiler rooms where applicable.

16. Perform other job duties as assigned.

Knowledge and Skills:

Basic knowledge of building maintenance principles including standard practices and methods of electrical power usage, plumbing, carpentry, drywall, painting and HVAC.

Knowledge of tools and equipment used in building maintenance such as but not limited to electric drill & saws, volt and gas meters, key machine, power drain cleaner (snake), ladders etc.

Ability to read and follow directions for tools, assembly of furniture or other directions needed to complete assigned tasks.

Education and Work Experience:

High school degree or equivalent preferred. Trade school or special training (HVAC, CPO, etc.) a plus.

At least 1-3 years maintenance experience preferably in a residential property setting preferred.

Exposure and training to some if not all major areas (plumbing, electrical, carpentry, and painting).

Licenses, Certifications & Tools:

Valid Driver’s License with good driving record and auto insurance. Any change in status of Driver’s License must be reported to Property Manager immediately upon notice.

Tools needed to perform the job such as screw driver, wrench, cordless drill, hammers, socket wrenches, pipe cutter, utility knife, tape measure, pliers, multi-meter and chisel.

Physical Requirements and Working Environment:

Inside and outside work in all types of weather (heat, snow, rain, cold, etc.)

Prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, bending, twisting, lifting, pushing, pulling and carrying.

Frequent lifting, pushing, pulling and carrying up to 50 lbs. and occasionally up to 100 lbs.

Ability to differentiate colors in terms of hue and ability to identify color.

May be required to travel to other properties or cover on-call duties at properties in Region.

Expectations:

Complete all service requests within 24 hours (sooner if matter of safety)

Participate in on-call schedule on a rotating basis: Weekday on-call: Must carry pager/phone beginning at 5:00 p.m. through 8:00 a.m. the next day. Weekend on-call: Must carry pager/phone beginning at 5:00 p.m. Friday through 8:00 a.m. Monday.

Overtime, emergency on-call must be ready any day of the week

- Must respond to call within 15 minutes o Cannot be more than 30 minutes away from property unless approved by Property Manager, Regional Manager or Chief Operating Officer.

When responding:

Call resident within 15 minutes to confirm situation and give estimated response time

Check in with office if it is open

Get identification on all lock-outs to prove person is on lease

Keep good record for all on-call hours, unit numbers and service performed
