Luxury High Rise Condominium in the Ala Moana / Kaka'ako area seeking a full-time experienced Facility Manager.
Duties Include (but not limited to):
Properly maintaining all building equipment and systems.
Properly maintaining all common areas (equipment, wall coverings, landscaping, flooring, lighting, etc.).
Procuring maintenance and service proposals with uniform specifications.
Create RFP’s and work with contractors to acquire bids.
Training and overseeing the performance of all Maintenance, Housekeeping, and Landscaping Staff.
Overseeing contractor/vendor performance, ensuring the scope of work is being met.
Creating, implementing, and monitoring preventive maintenance programs.
Responding to emergency situations on an on-call / after-hours basis.
Ensuring staff is in compliance with OSHA regulations and the Employee Handbook.
Communicate and Interact with residents, contractors, and guests.
Job Qualifications Include (but not limited to):
Strong hospitality and leadership skills.
Punctual with a supportive team attitude and an eye for detail.
Excellent Written and Verbal Communication Skills.
At least 3 years of Building Engineer Experience Preferred.
Minimum of 3 years’ supervisory experience.
Strong organizational skills.
Proficient in Microsoft Office (Outlook, Word, Excel) and One Drive.
Strong customer service skills.
Valid driver’s license with a reliable vehicle.
CPR / AED / First Aid Certified.
OSHA Certified (10 or 30).
Pool Certification and knowledge a plus.
Knowledge of electrical, plumbing, and drywall with the ability to train others.
Experience with budgeting and capital improvement projects.
Knowledge of HVAC (AHU, chillers, cooling tower), pumps, elevators, fire pump, fire panel, irrigation, compactor, generator, and elevators.

Work Hours
Monday – Friday 8am to 5pm (flexible).
Weekends as needed.
After hours as needed for maintenance projects, repairs, and emergency situations.
After hours/weekends as needed to attend board meetings and residential functions.
Compensation
Salary: $75k to $120k annually, to commensurate with experience/skillset. 90-day review/training period.

PTO - Paid vacation & sick – After 1 year of employment: 15 days per year.
