Job Details: Full-Time, Monday to Friday, On-Call, and Weekends (as needed/required)

Pay: $40,000 - $50,000 - Salary based on experience

FULL JOB DESCRIPTION

Seeking EXPERIENCED Full-Time Site Manager for Homeowner’s Condominium Association on Oahu. Must have previous Site Management experience of 2 years, plus knowledge in maintenance repairs, landscaping/irrigation, and able to read construction drawings. Must also have good communication and organizational skills and at least intermediate level computer skills. Must be an excellent people person, self -motivated, able to work independently and lead a team. Most importantly, must be a great problem solver during emergency situations; ensures that any emergency that may arise on site is responded to promptly and assigns staff, including self, to be available in this event.

Driving is required and a reliable vehicle with current safety and registration is necessary.

The Site Manager is responsible for the overall operation of the property, and the day to day implementation of those policies, procedures, and programs/projects that will assure a well-managed, well-maintained building Association. This includes developing within the project a supportive environment for all Owners/Residents, assuring the project’s sound fiscal management, maintain a clean, well-maintained buildings and grounds, managing on-site staff and their duties interacting with and supervising vendors, and working with a Board of Directors and Management.

DUTIES & RESPONSIBILITIES

Maintenance of the Association’s Common Property

Inspect all areas regularly to assure the cleanliness and order of the property.

Inspect all areas regularly to assure the proper maintenance so that minor problems do not become major.

Report an identified common area maintenance and landscaping issues to the Property Manager.

Ensure that all Association service contracts, such as refuse collection and landscape maintenance, etc. are properly executed.

Serve as Point of Contact for work with Contractors/Vendors.

Work with the Board of Directors, Vendors and Internal Staff to ensure major and minor building projects are carried forward as prescribed by the Board/Management.

Maintain regular posted hours on-site Monday through Friday.

Maintenance of the Social Order

Read and know the By-Laws and House Rules of the Association.

Enforce all laws and rules where necessary in order to assure the quiet enjoyment by all Residents, to include drafting violation notice(s).

Assist Residents with problems pertaining to their residency as appropriate.

Maintain reasonable observation of activities about the premises to assure security.

Maintain bulleting board notices as needed.

Maintenance of All Records

Submit reports as required to the Board of Directors and Management.

Attend monthly Board of Directors meetings.

Reviews, approves and submits employee timesheets to payroll vendor based on the payroll schedule. Completes Workers Compensation reports for injured employees according to policies and procedures.

Daily Mail and Email Monitoring of Site Manager email account: Monitor, correspond and escalate (as appropriate) all written correspondence.

Create and maintain a detailed chronological log of all incidents, reports, complaints, events, projects, and other work completed on the property, including weekly property reports and weekly service review for vendor who provide regular service for the Association.

Project Work

Assist the Board of Directors and the Property Manager to prioritize, source, carry out and oversee major building projects and improvements.

After-Hour Emergencies

Completes and files within 24 hours, any incident report that occurs on the property out of the ordinary including Police, EMS or Fire Department visit(s), common area plumbing incident(s), or anything that could become an insurance claim or lawsuit.
