Sr. Lead Paralegal - Existing Restaurant

OverviewThis position is responsible for providing legal counsel and direction on a wide variety of real estate matters associated with our existing real estate portfolio. This person will have strong problem solving, risk management, project management and conflict resolution skills. The right person for this role will be able to work effectively across many different teams, manage the tension between conflicting interests and provide real estate and general contract expertise. Serve as the lead paralegal for the assigned region or projects.

Research and analyze documents that govern our properties to determine our rights and obligations.

Advise Existing Restaurants real estate, property management, development, accounting, and facilities and equipment partners on how to address or resolve complex real estate issues.

Analyze plan approval requirements and apply the analysis to unique fact patterns to determine and advise partners on how to proceed on reinvestment projects.

Manage mall lease negotiations, which includes reviewing term sheets, creating open issues lists and serving as primary point person for mall lease negotiations.

Draft real estate closing and lease commencement documents.

Draft default notices, default notice responses and general correspondence and advocate for desired outcomes.

Draft and consult with internal and external business partners to finalize lease amendments, parking licenses, signage agreements, storage agreements, estoppel certificates and SNDAs.

Analyze and direct strategy on legal due diligence (title, survey, environmental, etc.).

Engage outside counsel on matters and work directly with outside counsel in the resolution of complex real estate matters.

Collaborate with other in-house counsel and paralegals on real estate matters impacted by other practice areas such as Litigation, Regulatory, Legal Operations, etc.

Develop and deliver trainings to business partners on estoppels, SNDAs, reimbursements, legal due diligence and other real estate topics as needed.

Attend outside seminars and other business-related events related to issues relevant to the role; stay current on real estate law in the quick-service restaurant and retail industry.

Minimum Qualifications

Legal experience in commercial or retail real estate.

Passion for innovation and change management.

Strong title and survey review skills.

Understanding of mechanic’s lien laws.

Effective communication skills.

Strong writing and editing skills.

Ability to identify and set priorities.

High level of initiative.

Ability to partner with, advise and support cross-functional projects and teams.

Competence in the use of technology and standard MS Office applications.

Excellent planning and organizational skills with the ability to manage shifting demands and tight deadlines.
