Job Title: General Laborer for Building Maintenance

Job Summary:

As a General Laborer for Building Maintenance, your primary responsibility will be to assist in the upkeep and maintenance of buildings and facilities. This role involves various tasks that contribute to the overall cleanliness, safety, and functionality of the property. Successful candidates will be reliable, physically fit, and have a strong work ethic. The regular schedule for this job is Monday to Friday 8 am to 5 pm with 1 hour lunch break.

Responsibilities:

Perform general maintenance tasks such as painting, patching walls, and repairing minor fixtures.

Conduct inspections of buildings to identify and address maintenance issues.

Assist in repairing and maintaining plumbing, electrical, and HVAC systems.

Maintain outdoor areas by mowing lawns, trimming bushes, and removing debris.

Monitor and address issues with irrigation systems and outdoor lighting.

Ensure proper disposal of waste and recycling materials.

Provide support during building renovations or remodeling projects.

Move furniture and equipment as needed.

Perform repairs and preventative maintenance work focusing on drywall repair and paint to ensure maintenance quality standards are achieved and maintained.

Perform and document preventive maintenance programs according to standards.

Provide the highest quality of service to tenants at all times.

Check and make repairs to plumbing systems and fixtures such as pipelines, toilets, and sinks, kitchen, and laundry equipment.

Check and make repairs to electrical systems such as lighting systems, television sets, and kitchen equipment.

Perform repairs to the building(s), furniture, bathrooms, rooms, etc., as needed; may perform painting tasks.

Perform basic troubleshooting and repair of HVAC equipment.

Ensure that all equipment is functioning properly and that preventive maintenance measures are performed to preserve the hotel and keep product quality to standard.

Respond courteously to tenant(s) questions, complaints, and/or requests to ensure their satisfaction.

Respond promptly to all work orders.

Must be able to lift and carry 50 pounds; push and pull 100 pounds.

Must be able to

Practice safety standards at all times and be alert to hazardous conditions. Report or correct any hazardous conditions immediately.

Must be thoroughly familiar with the Employee Handbook. The employee must adhere to all work rules, procedures, and policies established by the company, including but not limited to, those contained in the employee handbook.

Wear proper uniform at all times in accordance with the Standards of Appearance.

Other duties as assigned, of which the employee can perform.

Will be asked to train new employees.

Must have a positive attitude.

Requirements:

Candidates must have a work permit and proper paperwork to be employed in the US.

Knowledge of standard practices in the maintenance and repair of mechanical and electrical components

Valid driver’s license

Must be able to access confined spaces.

Residential maintenance experience including work orders and turns helpful but not required.

Moderate electrical, plumbing, HVAC, appliance repairs, and general maintenance skills

Energetic, responsible, and organized

Above average verbal and written communication skills.
