As an HVAC Certified Property Maintenance Technician, you will play a vital role in ensuring the proper functioning and maintenance of heating, ventilation, and air conditioning (HVAC) systems within multi-family residential properties. Your expertise in HVAC systems will be essential in maintaining comfortable and safe indoor environments for occupants. In addition to HVAC duties, you will also perform general maintenance tasks to ensure overall property functionality and appearance.
Key Responsibilities:
1. Inspect, troubleshoot, and repair HVAC systems (furnaces, air conditioners, heat pumps, etc.) to ensure optimal performance.
2. Perform preventive maintenance, including cleaning coils, replacing filters, and checking refrigerant levels.
3. Respond quickly to maintenance requests and prioritize based on urgency.
4. Diagnose HVAC malfunctions and determine the best course for repair or replacement.
5. Install new HVAC equipment, ensuring compliance with building codes.
6. Assist with general property maintenance (plumbing, electrical, mechanical systems).
7. Regularly inspect properties to identify and address maintenance needs proactively.
8. Keep accurate records of all HVAC maintenance and repairs.
9. Communicate professionally with property managers, tenants, and colleagues.
10. Follow safety protocols and use appropriate protective equipment (PPE).
