Job Summary:
We are looking for an experienced Maintenance Technician to become part of our team at Ocean Villas Condominiums, a charming, beachfront resort community. The role involves maintaining and repairing the equipment and facilities of the common areas to ensure they are in top condition.
Responsibilities:
- Proactively conduct routine inspections of premises and equipment to identify and resolve issues promptly
- Perform maintenance tasks such as irrigation system repairs, plumbing, carpentry, pressure washing, jetting A/C pipes, painting and drywall repair
- Perform maintenance on two swimming pools and fountain, including maintaining chemicals, swimming pool pumps, chlorinators, heating and filtration equipment, fountain, pool decks and bathrooms to maintain operative and sanitary condition; routine cleaning and organizing of chairs and umbrellas
- Proactively address minor irrigation system repairs, including replacing sprinkler heads, unclogging drainage pipes, and identify issues and coordinate with vendors to resolve
- Replace light fixtures, repair decking, and maintain waste management areas to ensure no overflow from bins
- Respond to maintenance requests in a timely and professional manner
- Troubleshoot equipment malfunctions and recommend or implement repairs or replacements
- Keep accurate maintenance records
- Supervise and coordinate with external contractors and vendors when necessary
- Address emergency maintenance requests promptly
- Perform occasional parked car parking permit inspections, including placing warnings on cars (during peak periods)
Requirements:
- Mechanical knowledge to diagnose and repair equipment malfunctions
- Proficiency in plumbing, irrigation, pool maintenance, electrical, carpentry, painting and drywall repair
- Experience in facilities maintenance and repair with ability to use a variety of hand tools and testing equipment
- Ability to read and interpret technical manuals and drawings
- Physical capability to perform tasks requiring bending, stooping, kneeling, lifting up to 50 pounds, and climbing ladders
- Strong, proactive and motivated team player with excellent troubleshooting and problem-solving abilities
- Proficient in English for effective communication with team members and vendors
- Valid driver’s license with a clean record and reliable transportation
