Job Title: Maintenance Technician
Location: Glen Oaks Manor
Reports To: Property Manager / Community President

Job Summary

The Maintenance Technician helps keep Glen Oaks Manor clean, safe, and well-maintained. This hands-on role involves regular inspections and repairs, clear communication with residents, and close coordination with outside vendors. The ideal candidate is dependable, detail-oriented, and mature enough to represent the community professionally. The technician must also be present when outside vendors are performing work on the property to ensure quality and accountability.

Key Responsibilities

Irrigation:
Inspect the irrigation system regularly. Make simple repairs like adjusting or replacing sprinkler heads and fixing small leaks. Set and adjust timers as needed. Report larger problems and help schedule vendors when needed.

Routine Maintenance:
Inspect the property daily and take care of general maintenance tasks such as basic plumbing, electrical work, and small repairs.

Groundskeeping:
Keep shared areas clean by removing debris and noting any landscaping issues that need attention.

Preventative Maintenance:
Check and maintain items like gates, lighting, gazebos, and maintenance sheds to keep them in working order.

Repairs:
Fix minor issues promptly and report major repairs to the property manager.

Safety & Compliance:
Look out for safety hazards and report them. Help ensure that all areas follow local safety rules.

Resident Assistance:
Respond to maintenance concerns from residents (through the property manager) in a respectful and timely way.

Vendor Coordination & Supervision:
Be on-site to accompany and supervise any outside vendor performing work on the property. Help make sure the work is done correctly, safely, and according to plan.

Inventory Management:
Keep common tools and supplies stocked to avoid delays on repairs.

Emergency Response:
Be available for urgent repairs outside of normal hours, when needed.

Other Duties:
As assigned by the property manager or community president.

Qualifications

General skills in maintenance (basic plumbing, electrical, irrigation, carpentry).

Familiarity with sprinkler systems and how to adjust them.

Able to handle simple repairs and know when to call in outside help.

Comfortable supervising outside vendors.

Reliable, courteous, and professional with residents and contractors.

Basic computer skills (email, tracking inventory).

Able to work independently and manage time well.

High school diploma or equivalent required; trade certifications a plus.

Physically able to lift 50 pounds and work outside in Florida weather.

Salary: $25–$35 per hour
