Private owner seeks a qualified, dedicated property manager to oversee daily leasing and administrative operations. The community of 72 town-homes has undergone complete remodeling / rebranding and is now well established as a beautiful class B community that stays occupied.

Our ideal applicant will have an upbeat positive attitude, outgoing personality, and 3-5 years min experience in apartment management and or leasing. The individual will demonstrate strong marketing, closing and collection abilities combined with budget conscious administration of profit objectives. Maintaining above 98% occupancy and 98% collections is imperative and an excellent bonus structure is in place to reward achievement of these goals. Attention to details including property curb appeal and resident retention is imperative to success at this community.

Skills You Will Need:

ABILITY TO LEASE LEASE LEASE

Professional Appearance and Presentation, White-glove Cleanliness

3 Years Min. Experience in Apartment Management

Superior Leasing / Resident Retention Abilities

Outstanding Customer Service / Strong Organization & Time Management

Understanding and Control of Financial Profit / Loss

Able to Learn Quickly and Follow Directions

Facebook / Email, Excel and Property Software (Yardi or other) Competent

Very Reliable and Interested in Building a Career

Responsibilities include:

- Market the community through social media, online advertising and other creative measures

- Set appointments and show units prospective residents

- Close prospects and review applications, verifying information

- Prepare leases and notices for residents

- Do move-in and move-out inspections

- Maintain waiting list of approved prospects and pre-lease units before vacant

- Create and assign work orders; follow up with maintenance to assure 24hour completion

- Assign purchase orders and process invoices according to budget limits

- Collect rents, process delinquent notices and file evictions for nonpayment

- Post rents, work-orders, purchase orders and invoices in computer

- Supervise vendors working on property

- Follow budget guidelines and complete monthly reports accordingly

- Keep resident retention as a primary goal throughout the year to renew expiring leases
