Full Job Description

The Maintenance Technician position is responsible for ensuring the operation and appearance of the property’s equipment and structures and completing service and repair requests in an accurate and timely manner. Our Maintenance Technicians have broad technical knowledge of appliances, equipment, and maintenance functions in a manufacturing facility. Their ability to pay attention to minor details while staying organized makes them essential and valuable contributors.

Qualifications:

Strong organizational and problem-solving skills.

Must have broad technical knowledge of equipment, appliances, and structures in manufacturing.

Ability to diagnose problems with and repair major appliances.

Ability to diagnose problems with and repair HVAC with EPS Certification.

Ability to perform basic to intermediate plumbing, sheetrock, and general carpentry.

Ability to perform basic to intermediate electrical when no license is required.

Ability to install the wallpaper and to paint.

Ability to maintain and repair foundation/sidewalk repairs.

Must be a self-starter and take the initiative to complete needed repairs, even if not requested.

Physical ability to perform the work, as indicated below.

Must read and write in English at the intermediate level to read diagrams, meters, instructions, write reports, etc.

Bilingual is a plus (Spanish - English)

Must be able to apply common sense understanding to carry out instructions and plans.

Demonstrates professionalism, patience & a people-first attitude.

Essential Duties:

Organizes, prioritizes, and ensures service requests and repairs are made correctly and on time.

Assists with makeready operations.

Assists Maintenance Supervisor with monitoring inventory of parts and supplies at appropriate levels.

Inspects grounds, buildings, and others daily to minimize liability concerns.

Works with the Maintenance Supervisor to adhere to budgeted guidelines.

Works with the Maintenance supervisor to ensure the physical condition of the plant is being maintained according to company operating and safety standards.

Assists the Maintenance Supervisor in maintaining hazard communications program to include the staff’s safety training and MSDS binder.

Adheres to the company’s safety program and policy and procedures.

Ensures adherence to the company’s safety and hazard communications programs, policies, and procedures.

Reports physical safety hazards in the plant to the supervisor.

Regularly uses independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc.

Deals with moderate to high-stress levels due to meeting deadlines, and reprioritizing activities.

Regularly interacts with, vendors, contractors, supervisors, employees, and coworkers.

Physical Demands and Environmental/Working Conditions:

Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing, pulling, lifting, and moving. Simultaneously, carrying light to heavyweight material, appliances, and equipment up to 50 pounds for variable distances. For example, climbing ladders and stairs and walking on rooftops without endangering yourself, residents, or coworkers. Requires manual dexterity to operate small-motorized equipment (i.e., repetitive hand/wrist, griping, and elbow motion). Must have a standard range of hearing, vision, color discrimination, and depth perception to operate properly and repair machines, wiring, and equipment. Must complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).

Will be exposed regularly to outdoor environment (i.e., heat, cold, damp, rain, snow, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Hazards can be minimized with proper lifting techniques, MSDS, general safety training, and the wearing of appropriate safety equipment.

Additional Job Requirements:

Education

A High School education or equivalent is required; a college degree is a plus but not a requirement.

Ability to fluently read and write in English.

Professional Experience

Computer Skills

Ability to operate and understand personal computer functions and company-utilized software packages.

Basic computer and Internet knowledge.

Intermediate knowledge of MS Word and Excel; proficiency with Outlook.

Maintenance Apparel

Must wear Maintenance apparel based on defined company standards.

Appropriate safety equipment and apparel, including proper footwear, such as work boots.

Learning and Development

Ability to work Monday, Tuesday, Wednesday, Thursday, Friday (Saturday or Sunday occasionally when needed), all fifty-two weeks of the year.

Ability to be On-Call, as scheduled or as necessary.

Ability to travel; required to drive on occasion for business-related needs, such as to purchase necessary supplies for the department and facility; assist at sister properties, either in the general vicinity of your home property.

Valid driver’s license.

EPA certification Type 1 and Type 2 are preferred.

Other licenses and certifications as required by Federal and State laws.

Use of general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment. ( All safety

equipment must be used without jeopardizing the safety of yourself, fellow associates, vendors, or residents)
