Self Storage Manager FULL TIME

Southern Self Storage is seeking both a Full Time Manager who is passionate about providing excellent customer service to our tenants. This position reports directly to the District Manager and is responsible for managing the daily operations of our self-storage facility located in Grayton Beach, Florida Area. The ideal candidate should be motivated self-starter, with a professional appearance and attitude.

Essential Duties and Responsibilities:

Provide exceptional service to our customers.

Management of the office including but not limited to opening and closing the office on time each day, keeping and balancing petty cash

Understands budgeting and can interpret budgets.

Manage employees and can delegate duties as needed.

Maximize conversion of telephone and walk-in inquiries to rentals.

Understands and can explain the leasing process to customers.

Recommends appropriate unit sizes and services to customer’s needs.

Take payments, accurately manage cash, and balance receipts.

Shows, rents, and cleans self-storage units as well as actively selling and maintaining supplies of moving and packing materials.

Maintains all required tenant documentation including contracts, insurance and change of address and correspondence to or from customer as per the operations manual

Controls delinquencies through telephone contact and letters on a scheduled basis including sending out monthly invoices.

Prepare and make daily bank deposits.

Conducts daily visual and unit audits of entire facility as well as perform lock checks.

Cleans unit(s) as vacated, hallways, and grounds as needed. Cleans and disinfects office and restrooms daily.

Performs light maintenance, change light bulbs and removing debris in storage unit(s).

Job Qualifications:

A High School diploma/GED equivalent

At least 1 year of related experience in sales, retail and/or customer service required.

A valid driver’s license and reliable transportation is required to perform essential functions of this job

Must be computer literate, organized, and have good written and verbal communication skills.

Be a proactive, self-starter and able to maintain a positive attitude.

Experience managing people preferred.

Is a Team player, while having the ability to work independently.
