Overview:
We are seeking a skilled and experienced Maintenance Supervisor to oversee the daily operations and maintenance of a condominium. This role ensures the property is maintained to the highest standards, delivering a safe, functional, and aesthetically pleasing environment for residents and guests.
Key Responsibilities:
Maintenance Operations:
- Plan, schedule, and oversee all maintenance tasks, including routine inspections, repairs, and preventative maintenance for building systems (HVAC, plumbing, electrical, elevators, and fire/life safety systems).
- Respond promptly to maintenance requests and emergencies to minimize disruptions to residents.
- Manage and monitor all aspects of property upkeep, including landscaping, pool/spa maintenance, parking areas, and common areas.
- Ensure compliance with all local, state, and federal building codes and safety regulations.
Team Leadership:
- Supervise, train, and schedule a team of maintenance staff, ensuring tasks are completed efficiently and professionally.
- Conduct performance evaluations, provide feedback, and encourage professional growth within the team.
- Coordinate with external vendors and contractors for specialized repairs and services.
Budget and Inventory Management:
- Manage the maintenance department's budget, ensuring cost-effective use of resources.
- Maintain accurate records of maintenance activities, equipment warranties, and service agreements.
- Order, track, and maintain an inventory of necessary tools, equipment, and supplies.
Resident Relations:
- Communicate with residents regarding maintenance issues and provide timely updates on repairs.
- Maintain a high level of professionalism and customer service in all interactions with residents, staff, and vendors.
Reporting and Compliance:
- Conduct regular inspections of the property to identify potential issues and address them proactively.
- Prepare reports on maintenance activities, expenses, and project statuses for management and board meetings.
- Ensure all work complies with condominium association rules, policies, and regulations.
Qualifications:
- Minimum of 3-5 years of experience in a maintenance supervisory role, preferably in residential or multifamily properties.
- Strong knowledge of building systems (HVAC, plumbing, electrical, elevators, etc.) and general maintenance.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Excellent problem-solving, organizational, and time-management skills.
- Strong communication and interpersonal skills to effectively interact with residents, staff, and vendors.
- Familiarity with safety and compliance standards, including OSHA regulations.
Preferred:
- Certifications in HVAC, electrical, or plumbing (e.g., EPA certification).
- Experience with computerized maintenance management systems (CMMS) or work order software.
- Bilingual skills (English and Spanish) are a plus.
