THE FACILITIES MANAGER OPPORTUNITY AT NAPLES LAKES COUNTRY CLUB

Naples Lakes Country Club (NLCC, or the Club) is one of Southwest Florida’s premier bundled golf community. The 18-hole Arnold Palmer Signature Golf Course is the principal feature of this 490-acre gated community that is searching for a Facilities Manager to care for its portfolio of buildings and infrastructure, while also ensuring the Member Experience is continually enhanced to meet the desires of the Members-Residents within the community.

Naples Lakes Country Club with 731 “doors” in 6 neighborhoods (four of which consist of multi-family dwellings and two of which consist of single-family dwellings) is looking for an energized, communicative, strategic, capable, and innovative professional who is passionate about the Club, the Community, and the opportunity ahead of him or her.

Established in 1999, Naples Lakes Country Club was developed by Toll Brothers. The Clubhouse was opened in spring of 2001 and residential construction was completed in 2004. At that time, the Club was turned over to the residents. In 2013 the Clubhouse was re-opened following an extensive remodeling and expansion. During the summer of 2017 Naples Lakes underwent comprehensive golf course renovation.

The beautiful property contains more than 200 acres of protected nature preserves and lakes. Along with golf, Naples Lakes offers amenities such as casual and fine dining, 5 Har Tru tennis courts, fitness center and pool along with multiple social activities, all of which provide a relaxed and enjoyable lifestyle to its members and guests.

Amenities falling under the purview of the new Facilities Manager include an elaborate clubhouse with dining facilities, full kitchen, fitness center, and golf shop. A second new resort style Cabana complex includes a zero-entry pool (which includes a lap pool), 3 bocce ball courts, restaurant and outdoor.

NLCC is seeking a qualified individual with previous property management experience lead the facility management role.

Job Summary

Manages a comprehensive facilities maintenance program to maintain the quality of all club facilities (excluding the golf course) in accordance with sound practices. Oversees day-to-day operations of department and personnel; directs service calls; repairs, alters and installs work according to developed or pre-set guidelines; troubleshoots malfunctions; and responds to service calls. Oversee all mechanical areas of the club facility including, electrical, HVAC systems and related equipment to keep the club functioning at top efficiency. Select, train, direct and supervise housekeeping and maintenance staff.

Job Duties

Maintenance & Engineering

1. Responsible for maintenance of clubhouse compound and surroundings, gates, comfort stations on the golf course.

2. Mechanically inclined with all-around knowledge of mechanical systems, plumbing, electrical and refrigeration. Hands-on capabilities for repairs.

3. Able to diagnose minor HVAC problems and implement repairs; install thermostats and set programming.

4. Ability to diagnose and implement repairs to refrigerators, freezers, ice machines, glass chillers and related items.

5. Diagnose, traces, and resolve electrical problems.

6. Diagnose problems and implement repairs to whirlpools and saunas.

7. Replace water heaters and handle related plumbing projects.

8. Diagnose and resolve minor computer-related or projection AV problems.

9. Oversees daily water checks on swimming and whirlpool water and filtering system for positive health protection; supervises maintenance of pool facility.

10. Maintains an ongoing energy management program for the property's HVAC and lighting systems.

11. Manages the club's ongoing preventive maintenance program for HVAC, electric, plumbing, roofing, elevators and all club buildings along with ice machines, laundry equipment, kitchen exhaust hoods, make-up air units and whirlpools and steam rooms.

12. Manages basic maintenance needs and condition of off-site housing for seasonal staff.

13. Maintenance, repair and installation of lighting in clubhouse and surrounding parking lot, trees, walkways.

14. Maintains fire protection systems for proper operation and training personnel for usage.

15. Conducts routine safety inspections on a random and recurring basis.

16. Conducts daily facilities walkabouts and specific site inspection as needed.

17. Manages Key control systems.

18. Maintains a log for all equipment repairs.

19. Organizational abilities to coordinate club projects and renovations.

Supervision & Management

20. Administers and directs all major and minor repairs and improvements. Procures bids and contracts required for all improvements.

21. Coordinates in-house retrofit and cosmetic improvement programs as directed by management.

22. Safeguards the club's assets and property.

23. Monitors all work done by outside contractors.

24. Ensures that all building maintenance, repair and cleaning activities are identified, scheduled and completed.

25. Responsible for maintaining a clean and safe working environment with continual emphasis on promoting employee health and safety. Assists in training colleagues in proper safety techniques.

26. Interviews, hires, schedules, supervises, trains and evaluates departmental personnel.

27. Effectively coaches and mentors employees; proactively supports employee involvement and development; counsels employees on performance standards; and conducts timely performance reviews.

28. Arranges work schedules for employees; approves overtime and vacation schedules; completes payroll records.

29. Assists with preparation and set-up of special functions, parties, tournaments, etc.

30. Supervises the maintenance of parking lots, tennis courts, swimming pools and other recreational areas.

31. Knowledge of and ability to perform required role during emergency situations.

32. Ability to develop and maintain awareness of occupational hazards and safety precautions; Skilled in following safety practices and recognizing hazards.

Administrative & General

33. Establishes and enforces security procedures for protection of members, guests, and employees and their property; recommends additional controls and procedural changes to other departments that will provide increased protection.

34. Attends to immediate needs of Members, guests or staff in the case of accidents, injuries or health problems.

35. Schedules workloads and work orders for all areas of the club and its equipment.

36. Supervises the purchasing of all goods and materials; initiates purchase orders for physical plant and facilities maintenance supplies, machinery, equipment, parts and services, as required.

37. Coordinates with purchasing department to procure parts and items needed for maintenance, completion of work orders and general department supplies.

38. Develops and monitors budgets for Clubhouse Operations; takes corrective action as needed to assure that budget goals are met.

39. Maintains and updates separate five-year maintenance and capital improvement plans for all building (exterior and interior).

40. Maintains positive and professional relationship with the local police, fire and emergency response providers and departments.

41. Responsible for opening/closing club facilities as required.

42. Assists in preparing all necessary reports required by the city and county concerning safety, health and fire and provides for the renewal of all permits and licenses.

43. Serves as liaison between club and regulatory agencies including health and safety inspections and city building department.

44. Maintains work order database on a daily basis; trains and schedules staff. Suggests cost-saving alternatives applicable to maintenance and engineering responsibilities.

45. Assures that OSHA work requirements are met and that MSDSs are available.

46. Schedules or responds to maintenance requests from club managers or employees. Works with planners and contractors and coordinates remodeling of club areas.

47. Working knowledge of club policies and guidelines as outlined in the club's employee handbook.

48. Attends management meetings and training sessions; conducts staff meetings.

49. Serves as the staff liaison to the Facilities Committee.

Licenses and Special Requirements

Professional Engineer (PE) certification

HVAC and Swimming Pool Certification

Education and/or Experience

Two-year degree in related field with continuing education in Mechanical Engineering, Architectural Engineering, HVAC, plumbing or related field.

10 years progressive experience as an Engineer, Maintenance Professional or related position. Supervisory experience a plus.

Reports to: General Manager/Chief Operating Officer

Works Closely with HOA Manager
