1. DIVISION/DEPARTMENT Maintenance
2. RESPONSIBLE TO: Maintenance Supervisor or Assistant Maintenance Supervisor

4. GENERAL SUMMARY:
Members of the maintenance team ensure that all mechanical systems and equipment are operational and properly maintained and that tools and repair equipment are inventoried and readily available. Further, ensures all common areas are maintained in a clean attractive fashion. Also responsible for ensuring all egress doors are functioning properly and those that are supposed to be locked are locked.
5. RESPONSIBILITIES:
· Daily walks floors including roof checking for issues and lights out, replaces those lights that are out, and reports back to supervisors.
· Ensures all safety precautions are followed while performing work.
· Maintains working relationships with all building staff.
· Conducts self in a friendly, helpful, and service-oriented manner
· Painting of common areas and touch-ups may be required. Responsible for inspecting areas that need paint and advising the manager.
· Completes daily work orders as scheduled and assigned.
· Maintains assigned equipment in good working condition.
· Performs some casual labor, such as lifting/moving heavy items when directed by supervisors.
· Performs maintenance replacement and repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other repairs through daily schedules (i.e. preventative maintenance and work orders.
· Must be able to perform job functions both independently and as part of a team
· Must have good interpersonal skills and communication skills both verbal and written.
· Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical,
painting, flooring, and other building repairs as long as a permit is not required.
· Must be able to properly utilize new equipment and follow safety procedures before using this equipment.
· Must be able to recognize problems, identify solutions, and bring them to the attention of supervisors and co-workers.
· Ensures all egress doors are operating properly and doors that are supposed to be locked are locked.
6. OPERATING SKILLS, KNOWLEDGE & ABILITIES:
Education/Training
High school diploma or equivalency and building maintenance experience.
Experience/Knowledge/Abilities:
Requires a minimum of three (3) years of general experience in building trades, repair and replacement maintenance or handy work. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.
Special Requirements:
Ability to lift 50-100 lbs following appropriate safety procedures; work in an upright standing position for long periods of time; crawl in small and tight spaces; ability to work in different environmental working conditions; walk and climb stairs; handle, finger, grasp and feel objects and equipment; reach with hands and arms; ability to quickly and easily navigate the property/building as required; repeat various motions with the wrists, hands and fingers; ability to detect auditory and/or visual emergency alarms and respond appropriately. Ability to work extended/flexible hours and weekends based on property needs. Driving when necessary. Ability to respond to emergencies in a timely manner. Climb ladders and work at heights above ground level.
