Project Scope: Seeking a licensed and insured General Contractor (Builders' Risk Policy) to bid on a multi-phase renovation project for a property at 451 Orange St SE, Washington, DC 20032. The project is financed through an FHA 203(k) renovation loan.

Summary of Work by Trade:

Construction and Demolition

Summary: Framing interior and partition walls, installing stairs, and installing new insulation.

Cost Estimate: $145,100.00

Exterior

Summary: Masonry work, including new entrances and window wells, new exterior doors, and new windows.

Cost Estimate: $26,400.00

Electrical and Plumbing

Summary: Rewiring the entire building, installing a new meter bank and panel, new outlets, and lighting fixtures. Installing new water supply lines, waste lines, vents, gas lines, and a new sprinkler system.

Cost Estimate: $135,000.00

Interior Finishing

Summary: Installing new drywall, painting interior surfaces, and installing wood trim. Installing new finished flooring, ceramic tile, kitchen cabinets, and countertops.

Cost Estimate: $68,308.00

Appliances and Fixtures

Summary: Installing new refrigerators, stoves, disposals, bathroom accessories, and fixtures.

Cost Estimate: $13,600.00

HVAC

Summary: Installing new air handlers, condensers, ductwork, registers, grilles, and exhaust fans.

Contractor Requirements:

Must be a licensed general contractor in Washington, DC.

Must be fully insured with a Certificate of Liability Insurance and have a Builder's Risk Policy.

Experience with FHA 203(k) loans.

A detailed, itemized bid that adheres to FHA and DC government guidelines must be provided.

Must have in-house trades, such as HVAC, drywall, plumbing and etc.

The renovation work must be completed within six months of the loan closing.

Should be familiar with the draw process for FHA 203(k) loans, where funds are released as work is completed.
