Superintendent

JOB SUMMARY:

Superintendent has responsibility for maintaining day-to-day operations of commercial, industrial, and mixed-use-residential construction project(s) per the Director of Commercial Project Management. S/he will supervise, monitor and evaluate all on-site day-to-day activities to ensure project(s) are delivered according to specified schedules, and achieve customer satisfaction goals. S/he enforces schedule adherence, and quality status by co-developing and implementing systems for all day-to-day operations related to current construction projects.

ESSENTIAL DUTIES & RESPONSIBILITIES:

Quality Assurance - responsible for the adherence to Contract Drawings & Specifications as directed by the Director of Commercial Project Management. Perform complete job specification and plan review prior to work commencing. Perform scheduled quality checks. Ensure products are installed per manufacturer specifications. Confirm all work is performed to Sussex County Building code and quality standards.

Sub-contractor/Vendor Management - act as on-site point of contact for all sub-contractors and vendors. Perform on-site scope reviews prior to work commencing, and at completion of each phase of work. Communicate and confirm scheduling, anticipate and solve schedule challenges. Schedule and confirm delivery of materials, with correct quantities. Confirm products meet the specifications of the agreed upon scope. Ensure all work is completed to the agreed upon scope and finished 100%, in accordance with quality standard.

Scheduling - responsible for the co-development and maintenance of, and adherence to, the construction schedule. Will be ultimately responsible in keeping the project on or ahead of schedule by anticipating potential delays, driving sub-contractors to complete scopes ahead of schedule, and maintaining a constant line of communication with key project personnel through the duration of the project.

Site Safety and Maintenance - maintain a clean, safe, and organized job site for the duration of the project. Enforce all job site rules and regulations, along with all community, town, state agencies, and OSHA rules and regulations. Responsible for the on-site enforcement of safety program.

Communication and Documentation - report to the Director of Commercial Project Management as directed, during weekly meetings, and provide written daily progress updates. Update schedules. Review and solve potential obstacles or delays. Review changes modifications. Perform on-site scheduled walk throughs with clients. Communicate with clients as directed or required. Document and log all meetings.

BASIC REQUIREMENTS:

Position may require heavy lifting and working from standard ladders. Must have clean and valid driver"s license with auto insurance. No criminal record, this position is subject to background check and drug testing.
