Pacifica Commercial Realty in Paso Robles is seeking a Commercial Property Maintenance Technician. This person is responsible for carrying out a wide range of tasks to ensure our managed properties remain safe, clean, and functional.
Reports to: Property Management Coordinator
Location: 504 First Street, Suite A, Paso Robles, CA
Hours: Monday-Friday 9am-5pm and after hours/weekends in emergencies
Routine Maintenance
o Clean and maintain common areas, restrooms, building exteriors, sidewalks, parking lots, and read meters
o Complete assigned repairs including but not limited to minor plumbing, electrical, HVAC, roof patching, pressure washing and painting.
o Perform seasonal maintenance tasks such as roof and gutter cleaning and minor landscaping.
o Meet with vendors and contractors, when requested, and communicate activity and outcomes to the Property Manager Coordinator.
o Drywall demo, repair, and patch work.
o Be available for emergency calls.
o Other duties as assigned
Operational Support
o Perform property inspections as directed to ensure grounds and common areas are clean, well-maintained, and free of hazards. Document findings in writing and/or pictures.
o Installation and removal of brokerage and management signs as requested.
o Assist with tenant move-in/move-out readiness (e.g., light painting, touch-ups, fixture checks).
Requirements
o Work independently and responsibly with minimal supervision.
o Maintain a professional and respectful demeanor while on all properties.
o Communicate effectively with the Property Management Coordinator about job progress, needs, and any issues.
o Complete tasks promptly and keep AppFolio updated at all times.
o Maintain tools and equipment in safe, working condition; report any damage or loss immediately.
o Organize and secure tools and materials to ensure efficient workflow and prevent loss or misuse.
o Prioritize safety and cleanliness in all tasks.
o Maintain a valid driver’s license and insurable driving status
o Fluent in English
o Past trade experience required
Physical Requirements
o Must be able to lift and carry up to 50 pounds regularly (e.g., tools, equipment, materials); occasionally lifting up to 75 pounds with assistance.
o Must be able to stand and walk for extended periods (up to 8 hours per shift), including on uneven surfaces, stairs, and ladders.
o Frequent use of hands and fingers to handle, operate, and maintain tools, equipment, and building materials.
o Must be able to climb ladders, work on rooftops, and maintain balance on uneven terrain.
o Regularly required to bend, stoop, kneel, crouch, crawl, or work in confined spaces
o Specific vision abilities required include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
o Must be able to hear and understand verbal instructions, alarms, and mechanical sounds.
o Must be able to work indoors and outdoors, in hot, cold, damp, or dusty conditions, and around loud machinery or hazardous materials (using PPE as required).
