Seeking experienced property manager for a fully-occupied 5-bedroom, 3-bathroom single-family house in San Luis Obispo. This is a hands-on management role requiring local presence and comprehensive property management expertise.
Key Responsibilities
Leasing & Marketing:
Market property through multiple channels to minimize vacancy (property is currently leased)
Screen prospective tenants including credit, employment, and reference verification
Execute lease agreements and conduct move-in inspections
Manage tenant turnover process and coordinate move-outs
Financial Management:
Collect monthly rent and manage expense accounts
Maintain detailed financial records and provide monthly reports
Process security deposits and coordinate refunds
Manage operating expense payments and vendor invoices
Property Maintenance:
Coordinate and oversee all maintenance requests and repairs
Conduct regular property inspections (quarterly minimum)
Manage vendor relationships and obtain competitive bids
Ensure property meets safety and habitability standards
Tenant Relations & Compliance:
Serve as primary tenant contact for all issues
Handle tenant complaints and resolve disputes professionally
Ensure compliance with California rental laws and local ordinances
Manage lease renewals and rent adjustments
Required Qualifications:
Minimum 3 years property management experience
California Real Estate Licenses
Thorough knowledge of California landlord-tenant law
Local San Luis Obispo market knowledge
Proven track record of maintaining high occupancy rates
Strong financial management and record-keeping skills
Excellent communication and problem-solving abilities
Preferred Qualifications:
Bachelor's degree in Business, Real Estate, or related field
Property management certification (CPM, RMP, or similar)
Experience managing student or multi-tenant properties
Established network of local contractors and vendors
Bilingual capabilities (English/Spanish)
